This location has two free standing houses, both of which are now available for occupancy beginning in November. The smaller house is $1,000 per month, the larger house is $1,500. They can also be packaged together. To avoid confusion, I am including two photos ONLY of the exterior of the smaller house (the second and third pictures), which is in good condition and is very cute. Message me for a batch of photos for the interior of that house. The remainder of this ad describes the larger of these two houses. This house will be available in November (as they both will). It can be seen by appointment, and can be reserved now. Can consider 3/4/6/9/12/18 month lease scenarios. DISCOUNT RENT for individual occupancy (one person) with higher credit score. This is based on less wear and tear, so we can offer a discount in that scenario. 2 pets should be the maximum number of animals allowed, there is a fenced area (of about 800 square feet) that can hold a dog. Occupancy limit is 4 people at most, 2 or 3 is probably better for its size. This house is technically the guest house of the nearby original house on a 4 lot plot (as already noted, both houses are available). This house was completed in 2023, is well maintained, but was built to look like a 150 year old barn. It has some unusual features related to a barn. We did not build this to suit the mass market, and the layout is a bit quirky. Folks with a bunch of furniture and whatnots may find the house is not big enough for their things, though it does come with a couple of storage rooms as well. One of the storerooms/work rooms is accessed by an interior door as well as exterior door. This is very handy for folks with art, repairs, craft projects, as it is really part of the house. There is another locking workshop attached to the garage. The house has a rather long facade but is relatively narrow. People with limited mobility may not want to deal with the bedrooms being on the 2nd and 3rd floors. On the ground floor, there is a utility room that also has a toilet and a shower. That room has a closet and some extra storage, it works well as a central location for laundry. It has a washer and dryer. That is next to the kitchen, which abuts the main room downstairs. The kitchen has a good amount of storage space, and a newish gas stove/oven. It also has a refrigerator and microwave oven. There is also a smaller refrigerator in the utility room. All levels of the house have some interesting barn wood trim which came from a local barn that was over 100 years old. This kind of artistic effect is not for everyone. The pictures are quite accurate. It is for people who relish the unusual. There is a spiral staircase inside the house going to the second floor. There is also a more traditional staircase on the first floor deck which leads to the second floor deck and bedrooms. There are decks on all three floors. The two second floor bedrooms are the same size and almost the same decor but different paint schemes. Both of these bedrooms have granite vanities with cabinetry, sinks and nice mirrors, as well as vintage armoires instead of closets. In between those bedrooms is the landing for the spiral stairs, plus the stairs to the third floor. That area also gives access the second floor bathroom, which has a shower/tub, and of course a sink and a toilet. The 3rd floor was added for stylistic and climate control purposes. It has its own little deck and is a nice spot far up in the trees. You could use it as a third bedroom or an office. During hot months, it functions as a cupola, helping the house purge heat, which is the logical purpose of the construct. That room has a very nice vanity with a copper sink, a very expensive and detailed mirror and a nice light fixture. It also has a futon up there, which will stay with the house. The main rooms all have ceiling fans, as do two of the decks. The mechanicals of the house are all new. Four routers and six hard wired connections in all the main rooms means wifi everywhere connected to the 1 GBPS internet service. Wifi runs up to about 700 MBPS, hard wired connections test out at close to 900 MBPS. With the 1 GBPS internet speed, its extensive wifi and wired network, along with the walk in toolroom, the house may be especially suitable for work from home specialists. Many of the interior trim materials are repurposed, such as the barnwood from the old Travis family barn east of Dorchester, (the land that time forgot). We also have some lovely used items that came from very expensive homes that were being remodeled. The list includes mirrors, vanities, light fixtures and granite countertops. We used antique doors throughout most of the house, some came from a farm house, most of the exterior doors came out of an old school building in Healdton Oklahoma. One door originally came from India, but fits in very well with the effect. We have barn doors that lead to nowhere. While the house does respect standard building codes and works like a normal house, this is NOT your basic suburban home and does NOT look remarkably like most of the other homes in the U.S. You might consider this a vanity art project that also functions nicely as a house for someone who enjoys and accepts the unusual. The house is well insulated and rather shaded under the trees. It is warm in the winter and cool in the summer when you run your units. Aircon units are new, and built into the walls. The house is about 10 minutes to Pottsboro, 20 minutes to Denison WalMart, and about 1/2 mile to the water (Lake Texoma). The only road is in and out, so there is not a lot of traffic. The area is quiet and safe. The house has a few items that could be removed upon request, like the very nice stools and the second refrigerator. As already noted, the kitchen has a stove, refrigerator and microwave, and the utility room has a nice washer and dryer. All of those appliances will stay. There is some room for furniture on the first floor, you could fit in a couch and/or table downstairs. It will not take a lot of furniture to be able to move in, all you really need is your beds on the second floor. We can help move your beds to the second floor bedrooms for you. The garage and the storage rooms (which are integrated into the building) are built in the style of barn lean-to's (see pictures). We are offering this very unique house for $1,500 per month (OR LESS IN SOME SINGLE OCCUPANCY/SUPERIOR CREDIT/NO PET CASES). Deposit will depend on credit and the particulars of your situation. Deposit will be at least $1,500. We will be available to fix issues that may arise with the house. We built it, we lived with it from day one, we know it intimately. Occupant will not be allowed to make mechanical or artistic changes to this house without written approval. Glue strips can be used for pictures and wall hangings, but not nails or screws. Paint will not be altered. Armoires will not be moved without approval and assistance. Haphazard modifications will not be allowed. If there are changes to be made on this house, we will make them. We spent several years building this house with our own hands, and will not allow someone to modify it without our approval and involvement. However, thoughtful occupant will be encouraged to help continue the artistic progression of the house, with our approval. As the house has many unusual features, it is NOT recommended for people looking for a generic home. The house was designed and built by and for people who accept and enjoy the unusual. Can also lease for 3 or 6 month time frames. Electricity will be charged per use. Other utilities are bundled into a $200 per month payment, in addition to the $1,500 monthly rent. This includes gas, water, trash removal and 1GBPS internet with routers on all three floors.
