Lease Term and Early Termination This lease requires a minimum commitment of 12 months (1 year). If the Tenant chooses to terminate the lease early, the Tenant shall remain responsible for: a. All rent payments due for the remainder of the lease term, or b. Rent payments until the unit is re-rented to a new qualified tenant, whichever occurs first. Renewal options may be offered with at least 30 days' written notice prior to lease expiration. 2. Monthly Rent Rent: $1,695 per month, due on the 1st day of each month. First month must be paid in full before move-in. Payments received after the 5th day of the month will incur a late fee of $75, plus $10 per day until paid in full. Form of Rent Payment Rent must be paid in one of the following forms, as approved by the Landlord: a. Cashier's Check b. Money Order c. Online Payment through the payment system designated by the Landlord Personal checks and cash are not accepted unless otherwise authorized in writing by the Landlord. All payments must include the Tenant's name and property address to ensure proper credit. 3. Security Deposit Security Deposit: $1,695 (refundable, less deductions for damages, unpaid rent, or lease violations). Deposit must be paid in full before move-in. 4. Utilities Tenant is responsible for all utilities including electricity, gas, water, sewer, cable, and internet. 5. Parking / Garage Tenant will have exclusive use of the attached 2-car garage. No inoperable or unregistered vehicles may be stored on the property. 6. Maintenance & Repairs Landlord is responsible for major systems (roof, HVAC, plumbing, electrical, exterior). Tenant is responsible for minor maintenance, reporting issues promptly, and keeping the property clean. 7. HOA (Homeowners Association) HOA fees are covered by the Landlord. Tenant must comply with all HOA rules, including restrictions on noise, trash, parking, and exterior appearance. 8. Pets Pets are allowed only with prior written approval. Pet Rent: $25 per month, per pet. Pet Deposit: $500 non-refundable fee per pet. No aggressive breeds. Service and emotional support animals exempt per law. 9. Smoking This is a non-smoking property. Smoking is not permitted inside the home or garage. 10. Occupancy Only tenants listed on the lease may reside in the property. 11. Tenant Responsibilities Maintain interior cleanliness. Promptly report any damages or maintenance needs. Replace HVAC filters every 3 months. Respect neighbors and comply with noise ordinances. 12. Entry by Landlord Landlord may enter the property with 24 hours' notice for inspections, repairs, or showings. Emergency entry without notice may occur if necessary. 13. Termination / Default Failure to pay rent or abide by lease terms may result in eviction. Tenant must provide 60 days' notice prior to moving out. 14. Rental Application Requirements We are looking for serious applicants only. To be considered for this townhome, all applicants 18 years or older must complete an application. Approval is based on: a. Background and criminal history check b. Credit check c. Eviction history review d. Income verification (minimum 3x the monthly rent) e. Applicants must provide employment references and at least three prior landlord references. Applications that do not meet these requirements or are incomplete will not be considered. 15. Renter's Insurance Requirement Tenant is required to obtain and maintain renter's insurance covering personal property and liability throughout the term of the lease. Proof of insurance must be provided to the landlord upon signing the lease agreement. If the tenant does not provide proof of renter's insurance, the landlord may include a renter's insurance policy as part of the monthly rent, and the associated cost will be added to the tenant's rent payment. To streamline scheduling and make sure the property is a good fit, we ask all interested renters to complete a short pre-screening profile before we set up a tour. This saves everyone time and ensures the home meets your needs. Note for Voucher Holders: If you are a Housing Choice Voucher participant, you will need to complete the RFTA (Request for Tenancy Approval) form with your caseworker. In addition, you are required to complete our standard application process, which includes a criminal background check, credit check, rental history verification, and other screening requirements.
