Yes I own the property 100% that I am offering; there is not a bank involved.
I have paid for all the homes I sell rent to own in full, & I have no loans of any type on any of the homes. Reliable Title in Johnson City can confirm that I have TITLE INSURANCE on all homes.
4. Can the payment be decreased? What if I want to make a larger down payment ?
A larger downpayment will lower the monthly payment. (Also, depending on the circumstances, I have lowered the total price of the home, which also decreases the payment, to incentivizing you providing a larger down payment.)
There will never be another balloon payment required: the loan can run the full term, & there is not a penalty to pay off early. You can pay me off the principal at anytime & any amount you pay above the payment is added together and deducted from the remaining principal if you would like to pay the home off early.
5. What if I want to make changes to the home ? The homes I offer for Rent to Own are sold "as is", because you own the home and can make it exactly as you prefer. I just need to be notified of anything major to make sure there isn't anything load-bearing or structural changed, or a modification that might devalue the property. You can feel free to make the changes to the home that you like.
6. Do we have a closing?
The credit union I am a member of will notarize contracts for free. I normally meet at the credit union to sign and notarize the contract when I accept the downpayment. You will leave with a notarized & embossed contract signed by you and myself.
