Rental Rules for 1413 Chesterton (Richardson, TX)
General Terms
- Guest agrees to follow all rules stated herein or posted at the property.
- The booking guest must reside at the property during the stay. No third-party bookings are allowed.
-Maximum occupancy is 8 guests. No exceptions without prior written approval.
- No commercial use or unlawful activity allowed on the premises.
- No fraternities, school, civic, or other non-family groups unless pre-approved.
-Subletting or assigning the property is strictly prohibited.
Violation of any rule may result in expedited eviction without refund.
Rental Term
This property is available for mid-term stays between 30 90 days.
Stays longer than 90 days will require a second rental agreement to extend.
All extensions are subject to Owner's approval and must be executed in writing.
Pet Policy
We are dog-friendly, with specific limitations to ensure the comfort and safety of all guests:
- A non-refundable pet deposit of $175 covers up to two dogs per stay.
- A $20/month pet fee applies for the duration of the booking.
- Maximum 2 dogs under 40 lbs allowed.
- Prior written approval is required for all pets.
- No aggressive breeds permitted.
- Dogs must be:
Fully potty-trained.
Crated if left alone inside the house We do have a large crate provided).
- Guests must:
Clean up after their pet (indoors and outside).
Ensure pets do not chew, bark excessively, or damage property.
Maintain fence safety no digging near fence lines.
Pet-related damages or extra cleaning will result in additional charges.
- Service & Support Animals:
Guests must inform the Owner in advance.
ADA-compliant service animals are allowed without pet fees.
Unapproved pets will result in eviction with no refund.
Property Access & Monitoring
- Entry areas are monitored by exterior security cameras (front door and driveway only).
- Cameras are active and monitored for security and compliance purposes.
- Guests may not tamper with or disable cameras this is grounds for immediate eviction.
- The Owner or representative may enter the property:
For maintenance or repair.
If there's reason to believe damage has occurred.
If the property is listed "For Sale," scheduled showings may occur with
advance notice.
Payments & Cancellations
- The deposit and the first 30 days of rent are due upon agreement of rental terms.
- Monthly rent for the remaining period (up to 90 days) is due on the 1st of each month.
- Payments are considered late after the 3rd of the month.
- A $50 late fee will be applied on the 4th, with an additional $50 per day through the 5th.
- If payment is not received by the 5th, eviction proceedings may be initiated.
- Renter must carry and provide proof of Renter's Insurance for the full term of the rental.
Security Deposit
A $5000 security deposit is required and will be held during the term, then released within 15 days after term expires if no damages occur.
Deductions may be made for:
Damage repair
Excess cleaning
Missing items
Rearranged furniture
Unauthorized pet fees
Guest is responsible for costs exceeding the deposit.
Children
- Guests must disclose if children will be staying and how many.
- Children are defined as anyone under 18.
- The property is not baby-proofed.
Damages, Emergencies & Waivers
No refunds for:
Broken appliances, utilities, or services (including Electric, Water, Internet)
Weather events or power outages
Construction noise or road closures
No landline is provided guests must bring a mobile phone.
The Owner is not liable for injuries, accidents, or lost items, unless due to
gross negligence.
Fireplace & Furniture
- Return furniture to original layout before checkout or additional charges may apply.
- Owner does not provide firewood for use in the fireplace.
- Tenant must be sure the flew is open to allow smoke out when fireplace is in use. If tenant fails to do so the smoke damage will be charged from deposit.
