APPLICATION SCREENING CRITERIA
1. General Requirements
a. A completed and signed application for each person 18 years of age and older. Incomplete applications will not be accepted. Applications only accepted after in-person viewing.
b. Two pieces of identification must be shown by each applicant, including a current photo ID.
c. Pre-existing tenant screening report not accepted.
2. Employment History & Income Requirements
a. Two year history of current, verifiable employment with a household income equal to 3 times the monthly rent is required.
b. Income must be verifiable through pay stubs, employer contract, or tax records. If self-employed, income must be verifiable through tax records.
c. Full time students are welcomed if the total income of all applicants combined is sufficient to meet requirements.
3. Credit Requirements
a. A credit score of 700 or above
4. Rental History
a. We require the necessary information to contact your past landlords and verify your rental history. If, after a good faith effort, we are unable to verify your rental history, your application may be denied.
b. Two years of positive rental history is required.
c. Any of the following will result in automatic denial of your application:
i. Three or more late payments of rent within a 12 month period
ii. Two or more NSF checks within a 12 month period
iii. Rental history reflecting any unpaid past due rent.
iv. Rental history reflecting more than $750 damage.
5. Any of the following will result in automatic denial of your application:
a. Any misrepresentations on you application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated.
b. Previous landlords report significant complaint levels or noncompliance activity such as:
i. Repeated disturbance of the neighbor's peaceful enjoyment of the area.
ii. Damage to the property beyond normal wear.
iii. Reports of violence or threats to landlords or neighbors.
iv. Allowing persons not on the lease/rental agreement to reside on the premises.
v. Failure to give proper notices when vacating the premises.
c. Previous landlords would be disinclined to rent to you again for any reason pertaining to the behavior of yourself, your pets, or others allowed on the property during your tenancy.
