Partially furnished black rock Ridge townhome is available for a long-term lease, on or after August 8, 2025. The lease term will end between May 31, 2026 and June 30, 2026 depending on tenant desire. The property is available for relet on a yearly basis after that. This is an end unit with three bedrooms, including two master bedrooms with en suite bathrooms. The downstairs master bathroom has a steam shower. All primary kitchen appliances and laundry machines are included. Furniture is as shown in the pictures, although some of the wall art may be different or absent with space available for you to make the place your own. The unit comes with most large furniture items, including couches, beds, dressers, tables, televisions, and major appliances. Does not include small items, such as lamps, decor, dishes, or linens. The unit features unobstructed views from Deer Valley to Park City to the Canyons and in a perfect location - no more than 15 minutes from any of the three resorts or Main Street. This unit does not contain a hot tub. A copy of the lease agreement is made available to all applicants upon request. To ensure a fair and transparent process as required by Utah law (HB0068), we use the following criteria to evaluate prospective tenants for our rental condo. Applicants must have a minimum credit score of 680 (based on an average from Experian, Equifax, or TransUnion). Applicants should provide evidence of a 2-year history of on-time payments to landlords or creditors, with no evictions or accounts in collections (landlord references or utility payment histories may be considered for those with limited credit). Monthly income must be verifiable and at least 2.5 times the monthly rent (rent not exceeding 40% of income), documented via pay stubs, tax returns, or bank statements for the past 6 months. Criminal background checks may be conducted, with disqualifications limited to convictions for property damage or violent crimes within the past 7 years. The prospective tenant is responsible for the application fee and each adult requires a separate application. Each prospective tenant above the age of 18 must be listed on the lease agreement.
