RENT A ROOM AND HAVE THE HOUSE TO YOURSELF 90% OF THE TIME! 9 month lease. We live in Mexico from October to June. Occasionally, we may return to Los Angeles for short periods of time, including Christmas holidays, during which time we will share the house. The rest of the time you have the house to yourself. Our renter will have a bedroom (furnished or unfurnished) and a private full bathroom and Common Areas, including the living room, dining room, kitchen and laundry, and garden. The primary bedroom and bathroom are not available to our renter. Parking for the renter's vehicle is in the driveway when we are in Van Nuys, and in the carport when we are in Mexico. The house has hardwood floors, high ceilings and is open and bright with large windows. The house has been recently painted, and we have upgraded the kitchen and bathrooms. The backyard is shaded by a huge sycamore tree and perfect for casual entertaining in our colorful Adirondack chairs around the fire bowl. The kitchen is fully equipped, including refrigerator, range, dishwasher and washer and dryer, and we will share all appliances, dishes, silverware, pots and pans, cooking utensils and kitchen appliances with our renter, PROVIDED that everything is well cleaned and maintained after each use. In addition to rent, our renter will pay us monthly for gas, electricity, sewer and high-speed internet expense (Spectrum). Conservative use of the HVAC will help manage this expense. We pay for water, trash collection and a gardener who maintains the property once a week. Lease term is for 9 months, October - June. We are happy to schedule a showing of the space if you provide us with a bit of information about yourself and personality, your source of income and why you are a good fit for this house share. Our ideal renter is a friendly, good-humored, positive person who is respectful of people of all races, religions, and sexual identity. This person should be VERY CLEAN AND TIDY, responsible, and financially stable. A quiet person is preferred rather than an overly chatty person. Our renter should be comfortable with dogs, as we have 3 friendly medium size dogs, who may be with us when we share the house. For a one-week period during the Christmas holidays when we are in residence, we will have family members using the guest bedroom. When the guest room is not occupied, renter or renter's guest can use this room. We keep our house neat and have a housekeeper when we are in Van Nuys. We leave the house clean when we depart for Mexico and expect the house will be clean when we return to Van Nuys. We want a renter that also likes to live in a neat and clean space. We do not expect our renter to make repairs or physically maintain our home; but our renter will have the skill set to keep the house clean, will keep a watchful eye on our home, and notify us of issues around the house that need attention. Renter will be responsible for putting the trash barrels on the curb for pickup on Thursday mornings and returning the trash barrels to the area behind the gate Thursday afternoon. Our home is located in a quiet urban neighborhood in Van Nuys, near the intersection of Van Nuys Blvd and Sherman Way. Metro bus lines run on Van Nuys Blvd and Sherman Way with connections to the Metro Orange line (2.4 miles to the south) and the Metro Red subway line station in North Hollywood, providing access to all parts of the San Fernando Valley and Los Angeles. No smoking, pets, or firearms are allowed. Social cocktails are fine, but excessive alcohol consumption is not. A security deposit of one-month's rent is required. References, credit and background check are required.
