Room details
9 month rental. Rent a bedroom and bath; have the whole to yourself for most of the 9 month lease term. We live in Mexico from October to June. Occasionally we may return to Los Angeles for short periods of time, including Christmas holidays, during which time we will share the house. The rest of the time you have the house to yourself.
Our renter will have his or her own bedroom (available furnished or unfurnished) which renter can decorate as desired and a full bathroom. Our one-story home was designed by William Krisel (well known for designing modern homes in Palm Springs) in 1954. The house has 3 bedrooms and 2 bathrooms, and Common Areas, including the living room, dining room, kitchen and laundry, and garden.
The house has hardwood floors and is open and bright with large windows. The kitchen is fully equipped, including washer and dryer, and we will share all appliances, dishes, silverware, pots and pans, cooking utensils and kitchen appliances with our renter.
Our home has been wired for cable, but we do not subscribe to cable television service. There is with a cable connection in the renter's bedroom and living room where our TV is located. Renter can independently subscribe to cable service if they wish. Internet service is provided by the cable provider (Spectrum).
In addition to rent, our renter will pay us monthly for all of the gas, electricity, sewer and internet expense. This expense will be prorated when we are sharing the house. We will pay for water. A gardener maintains the property once a week.
Lease term is for 9 months, October - June.

Our ideal renter is a friendly, good-humored, positive person who is respectful of people of all races, religions, and sexual identity. This person should be VERY CLEAN AND TIDY, responsible, and financially stable. A quiet person is preferred rather than an overly chatty person.
Renter pays for gas and electricity that fuels the Heating and Air Conditioning. These costs can be managed by conservative use of HVAC.
Renter may use the Common Area as often as they wish. While we are in Mexico, renter may decorate the Common Area with their belongings. However, when we return to Van Nuys, renter shall remove any additional furnishings or decorations added by renter to the Common Area, so that the Common Area space is returned to its original condition and arrangement.
We keep our house neat and have a housekeeper when we are in Van Nuys. We leave the house clean when we depart for Mexico and expect the house will be clean when we return to Van Nuys. We want a renter that also likes to live in a neat and clean space.
We do not expect our renter to make repairs or physically maintain our home; but our renter will have the predisposition and skill set to keep the house clean, will keep a watchful eye on our home, observe the garden for any issues with plants or irrigation, and notify us of issues around the house that need attention. We will coordinate with our renter so our renter can meet the appropriate service provider, who we will hire, to resolve problems.
We have a gardener who maintains the garden every week. The gardener will put the trash barrels on the curb for pickup on Thursday mornings. Renter will return the trash barrels to the area behind the gate Thursday afternoon.
Parking for the renter's vehicle is in the driveway when we are in Van Nuys, and in the carport when we are in Mexico.
No smoking, unlawful drugs, pets, or firearms are allowed. Social cocktails are fine, but excessive alcohol consumption is not.
