The tenant shall not carry out any additional or alterations to the house, layout of fixture, without the written consent of the landlord. 13. The day-to-day minor repairs such as replacement of electrical switches, light, bulbs, fuses, leakage of water taps etc must be done by the tenant at his/her own cost. 14. In case of any default on the part of the tenant about payment of the above said rent for any month during the period of agreement, then the landlord shall terminate this lease agreement by giving 15 days' notice in writing to the tenant.
