We are renting our Tinyhouse - Sencilla Casita located in our backyard. We built this and lived in it for a couple years before purchasing our home in Mount Vernon. Though it is tiny - 8.5' wide by 20' long, it has a kitchen with a gas range and oven, fridge and freezer, kitchen sink, indoor shower, and indoor compost toilet. The lofted bed space has plenty of head room for sitting up and reading a book before sleep and spacious enough for a queen size bed. The Tinyhouse also has a wrap around covers porch that affords additional space. There is a shared front load washer and dryer located on the property, but detached from the Tinyhouse. This laundry is shared with the Tinyhouse tenant and another tenant who lives in a separate unit. Note: accessing the lofted sleeping area requires the renter to be agile enough to safely be able to climb a ship's ladder. Our backyard is full of fruit trees, native plants and raised veggie beds. It feels like an oasis. The property is located just up the hill from downtown Mount Vernon about a 10 minute walk, and a 3 minute walk to Hillcrest Park. Residential Lease-Rental Agreement 1424 S. 13th Street, Mount Vernon, WA 98274 - Tinyhouse TERM: The term of the lease will be for 1 year.. RENT: Rent will be $9,000 for the term of the lease, payable in monthly installments of $750, upon the first day of each calendar month. In the event rent is not paid within a week of the due date, Tenant agrees to pay a late charge of $50.00. Tenant further agrees to pay $50.00 for each dishonored bank check. DAMAGE DEPOSIT: A damage deposit of $750 will secure the performance of Tenant's obligations. The damage deposit is due upon moving in. Any balance remaining upon termination will be returned to Tenant. Tenant will not have the rights to apply the security deposit in payment of the last month's rent. INITIAL PAYMENT: $1500: 1st month's rent and damage deposit. MULTIPLE OCCUPANCY: It is expressly understood that this Agreement is between the Owners and each signatory. Each signatory will be responsible for timely payment of rent and performance of all other provisions of this Agreement. UTILITIES: The utilities that are included in the rent are water, internet, trash and recycling. The Tinyhouse Tenant shares the electric bill with the Garden Apartment tenant. The base electrical charge is split 50/50 between the two; Tinyhouse Tenant is responsible for 25% of the use charge. The Owners will share a spreadsheet and the monthly bill with renters showing this breakdown. The Tinyhouse Tenant is also responsible for purchasing their own propane, which runs the hot water and the stove/oven. USE: The premises will be used exclusively as a residence for the one person on this lease. Any combination of guests staying more than a total of 10 days per month during the term of the lease without consent of Owner will constitute a violation of this Agreement. ANIMALS: No pets will be allowed. PARKING: Parking is on 13th Street. . ORDINANCES AND STATUES: Tenant will comply with all statutes, ordinances, and requirements of all municipal, state and federal authorities now in force, or which may later be in force, regarding the use of the premises. ASSIGNMENT AND SUBLETTING: Tenant will not assign this Agreement or sublet any portion of the premises. MAINTENANCE, REPAIRS AND ALTERATIONS: Tenant acknowledges that the premises are in good order and repair. Tenant will, at his/her own expense, maintain the premises in a clean and sanitary manner and will surrender the same, at termination, in as good condition as received, normal wear and tear excepted. Any concerns regarding the condition of the rental, including but not limited to standing water or water leaks, and plumbing or electrical concerns, will be reported to the landlord immediately. Tenant will be responsible for damages caused by his/her negligence and that of his/her family, invitees, and guests. Tenant will not paint, apply wallpaper, or otherwise redecorate or make alterations to the premises without a prior conversation with the owner. Tenant will not commit any waste upon the premises, or any nuisance or act which may disturb the quiet enjoyment of any occupants of the adjoining/adjacent properties. DAMAGES TO PREMISES: If the premises are damaged by fire or from any other cause which renders the premises untenantable, either party will have the right to terminate this Agreement as of the date on which the damage occurs. Written notice of termination will be given to the other party with fifteen (15) days after occurrence of such damage. Should such damage or destruction occur as the result of the negligence of Tenant, or his/her invitees, then only the Owner will have the right to terminate. Should this right be exercised by either Owner or Tenant, then rent for the current month will be prorated between the parties as of the date the damage occurred. Any prepaid rent and unused security deposited will be refunded to Tenant. If this Agreement is not terminated, then Owner will promptly repair the premises and there will be a proportionate reduction of rent until the premises are repaired and ready for Tenant's occupancy. The proportionate reduction will be based on the extent which repairs interfere with Tenant's reasonable use of the premises. ENTRY AND INSPECTION: Owner will have the right to enter the premises: (a) in case of emergency; (b) to make necessary or agreed repairs, decorations, alterations, improvements, supply necessary or agreed services, show the premises to prospective tenants, workmen, or contractors; (c) when tenant has abandoned or surrendered the premises. Except under (a) and (c), entry may be made only with prior notice to Tenant. INDEMNIFICATION: Owner will not be liable for any damage or injury to Tenant, or any other person, or to any property, occurring on the premises, or in common areas, unless such damage is the legal result of the negligence or willful misconduct of Owner, his/her agents, or employees. Tenant agrees to hold Owner harmless from any claims for damages, no matter how caused, except for injury or damages caused by negligence or willful misconduct of Owner, his/her agents or employees. It is understood that Owner's insurance does not cover Tenant's personal property or improvements. DEPOSIT REFUNDS: The balance of all deposits will be refunded within three weeks of move out date. CONTINUANCE OF CONTRACT: After expiration of this contract and with the consent of Owner, will be a month-to-month tenancy at a monthly rent of $750 payable in advance and otherwise subject to the terms of this Agreement, as applicable, until either party terminates the same by giving the other party thirty (30) days written notice. FAIR HOUSING: Owner and Tenant understand that the state and federal housing laws prohibit discrimination in the sale, rental, and appraisal, financing or advertising of housing on the basis of race, religion, color, sex, family status, handicap, or national origin.
