The lease may be renewed for an additional 12-month term upon mutual agreement between the Landlord and Tenant. 3) Rent amount: $2,200 per month, with a 5% annual increase. Rent is due by the 5th of each month. Payments made after the 5th will incur a $50 late fee/day. Accepted payment method: direct deposit. 4 ) Security Deposit: $2200 security deposit must be paid before move-in. The deposit will be returned within 45 days after move-out, in accordance with Virginia law, provided there is no damage to the property. 5) The Tenant shall be responsible for maintaining the yard, including mowing the lawn and trimming trees or shrubs around the property. The Tenant is also responsible for the proper care and upkeep of appliances and for completing minor repairs as needed to maintain the property in good condition. 6) Occupancy Limits: The premises shall be occupied by no more than a couple with up to two children, or a maximum of three adults. 7) Pet Policy: No pets are allowed on the premises at any time. 8) Rules & Restrictions: The Tenant shall not engage in any illegal activities or host loud parties on the premises. Proper garbage disposal is required at all times. The Tenant must maintain the property in a safe, clean, and peaceful condition, respecting the rights of neighbors and the community. 9) Renewal & Termination: The Tenant must provide at least 60 days' written notice prior to moving out. The Landlord will notify the Tenant at least 30 days before the end of the lease regarding whether it will be renewed or terminated. If the lease is renewed, the rent will automatically increase by 5% starting from the first month of the new lease term. 10) Property Access for Landlord: the Landlord can enter the property with 24-hour notice for repairs or inspection. 11) Property Inspections: The Landlord shall inspect the premises every six months. The Tenant is responsible for repairing any damage caused during their occupancy. 12) Condition & Move-Out Requirements: At move-in, the Landlord and Tenant will complete a condition checklist of the property. The premises will be inspected against this checklist at move-out to assess any damage or necessary repairs. There is also a separate lease agreement that will be provided when you are selected for renting.
