Proper garbage disposal is required at all times. The Tenant must maintain the property in a safe, clean, and peaceful condition, respecting the rights of neighbors and the community. 9) Renewal & Termination: The Tenant must provide at least 60 days' written notice prior to moving out. The Landlord will notify the Tenant at least 30 days before the end of the lease regarding whether it will be renewed or terminated. If the lease is renewed, the rent will automatically increase by 5% starting from the first month of the new lease term. 10) Property Access for Landlord: the Landlord can enter the property with 24-hour notice for repairs or inspection. 11) Property Inspections: The Landlord shall inspect the premises every six months. The Tenant is responsible for repairing any damage caused during their occupancy. 12) Condition & Move-Out Requirements: At move-in, the Landlord and Tenant will complete a condition checklist of the property.
