Oscar-winning (really!) guest-house-like writer's retreat OPEN HOUSE THIS SUNDAY 3/28 FROM 1PM - 4PM 1926 Spanish/Craftsman hybrid, border of Silverlake and Los Feliz, one half of a duplex at the back of the backyard, up a hill, behind the front house (total of four units on the property), and thus isolated from the rest of the world. North of Sunset and Hyperion. Available immediately. Not only was the Oscar-winning screenplay for Dances with Wolves written in the mirror-image apartment in the other half of the building, but a recent tenant on the property wrote an Emmy-nominated pilot for a show you've probably seen, in the backyard you'll share. (I respect tenant discretion, and no, I won't tell you unless you live here.) The larger point is that writers, artists, or anyone working from home and looking for a stress-free environment, they all thrive here. People tend to like this apartment, and stay awhile -- each of the last five renters over the past 20+ years I've owned have loved it, would recommend it, and would personally vouch for everything in this ad, as would the tenant in the other half, who's been here 14 years. OPEN HOUSE THIS SUNDAY, FROM 1-4 PM - MASKS ABSOLUTELY REQUIRED, NO EXCEPTIONS BUT Since this is a *very* easy apartment for me to rent, I have zero interest in wasting your nor my time. So here's a list of why you shouldn't bother: Because you prioritize space over charm and serenity. The fact is, this is, without question, a small apartment, for a total of just under 500 square feet. Don't say I didn't warn you. If you have a giant dining set, this ain't the place for you. If you just love to have big parties, it's not going to work. But if you want to feel like you're not at all in the city, and get your work, or even nothing done, you're going to love it. Because you're loud. You've just gotta have your music after clubbing @ 3am, then don't come home. Love jam sessions with your band, love somewhere else. The neighbors all around you are quiet and pleasant people, and I don't want to make them angry. You shouldn't either. There's an informal agreement amongst the longtime (also 20+ years, which should tell you something) owners of the adjacent properties that the first to rent to a loud tenant gets shot. There is, however, another tenant on the property who plays and teaches classical violin, and we let her slide. Because you're an asshole. I am a good landlord, I fix things when they break, I do proper upkeep and will continue to do so. But this isn't a brand new building -- things are going to break, and there's no shortage of imperfections to begin with. Problems ARE going to occur regularly. If you want a perfect and new place, then go rent one somewhere else, because this ain't it. But given the renovation, it's definitely in the best shape it's been for decades. You work with me, be pleasant and chill out about stuff, and I'll work with you, but if you feel entitled to take out frustrations on me because you think writing a check entitles you to (we all know the type), it's going to get unpleasant quickly. I've only had a real issue with two tenants in nearly twenty+ years of being a landlord, but they still piss me off to think about. I've got four whiny kids already, I don't need a fifth. Here's why you should: You'll make your friends jealous. 1926 details, hardwood floors, the shower was recently retiled, the kitchen cabinets and floors redone, A pair of large French windows open up onto a view and a yard; not inaccurate to call it romantic. There's a nook with built-in shelving and drawers that can be used as a small office, or as a walk-in closet. In addition, there's built-in cabinets and drawers in both the kitchen and bathroom. Free laundry (a nice LG set, installed in a shed behind the building) shared with the tenant in the adjacent apartment, who is often traveling for work, and is extremely pleasant and quiet when home. It's street parking, though spectacularly easy for a street in this area. That's because it's across the from the back of a school, and no neighbors across the street = twice as many available spaces. You can walk to Sunset Junction/Erewhon (3 blocks) in Silverlake / Silver Lake, or the Vista Theater/Home State/Ralphs/the rest of Los Feliz (4-5 blocks). That probably adds up to twenty or so coffeeshops within walking distance. It'll likely be thirty by the time you move in. Silly, silly hipsters. Two different small but 100% yours outdoor spaces, both as a carve-out from the backyard, and behind the building, to do with what you wish. A sizable, gardener-tended shared backyard (note: grass is currently hurting, but that will be corrected this Summer) to host Summer BBQs or whatever else; example: the tenants in the other three units have held pandemic movie nights projected on a wall. Free fruit! Couple of rare fig trees, some exceptionally rare pomegranates, five kinds of citrus, and I've just planted a couple of rare avocados (that's gonna take awhile, though). Comes with a stainless fridge and a pretty nice matching stove. Enough room for a table for two in the kitchen, but four is kinda pushing it. One yr minimum lease but open to longer. First month and last month rent, plus one month security required (total of 3). I cover water/garbage, but tenant pays all other utilities. Don't worry, of dozens of tenants, I've only ever kept two deposits. One of them stole the appliances. If you see him, please beat him to death. Cats that don't piss on hardwood floors, OK. Quiet smallish nails-regularly-trimmed dogs (sorry but no rots or pits et al), I'll consider, but add another $50/mo. If your dog barks while you're not home, or you can't be bothered to clean your dogshit off the lawn, consider it a hard pass. Any questions, fire away.
