This Lease Agreement landlord and tenant 1 year lease At the end of the term, this lease will automatically convert to a month-to-month tenancy unless terminated by either party with 20 days' written notice, as required under RCW 59.18.200. 3. Rent Tenant shall pay monthly rent in the amount of $3,100 due on or before the 1st day of each month. Pet Policy and Pet Fees Landlord permits Tenant to keep pets on the Premises under the following conditions: Allowed pets: Tenant shall pay a non-refundable pet fee of $300 per pet, due at signing. Tenant shall pay $20 per month per pet as additional pet rent. Tenant is liable for any damage or nuisance caused by the pet(s). Tenant must comply with all local leash, licensing, and vaccination laws. No aggressive breeds, exotic animals, or animals are allowed without written approval. 6. Utilities Tenant responsible for all utilities in their name : Electricity Gas Water Sewer Garbage Internet/Cable Tenant is responsible for setting up accounts and paying bills unless stated otherwise above. 7. Occupancy The Premises may only be occupied by the Tenant No subletting or short-term rental (e.g., Airbnb) is permitted 8. Condition and Repairs Tenant accepts the Premises "as is," subject to any agreed repairs. Tenant shall maintain the property in a clean and sanitary condition and promptly notify Landlord of any issues. Or security deposit may be used to cover costs , if repair costs exceeds security deposit, tenant will be billed the difference at their expense Landlord is responsible for repairs not caused by Tenant, per RCW 59.18.060. 9. Alterations Tenant shall not paint, modify, or install fixtures without prior written consent from Landlord. 10. Right of Entry Landlord may enter the Premises for inspection, repairs, or to show the unit to prospective renters or buyers, with at least 24 hour notice, unless in the case of an emergency Landlord may access premises at any time 11. Smoke Detectors & Carbon Monoxide Tenant acknowledges the presence of functioning smoke and CO detectors. Tenant is responsible for testing and replacing batteries during the lease. 12. Smoking Policy Smoking is NOT permitted inside the home Smoking is permitted only in designated outdoor areas. 13. Insurance Tenant is strongly encouraged to obtain renter's insurance. Landlord is not responsible for loss of Tenant's personal property. Renters insurance policy is required at move in date 14. Termination & Move-Out Tenant must provide at least 20 days' written notice prior to move-out (RCW 59.18.200). Upon termination, Tenant shall vacate the Premises, return all keys, and leave the unit in clean condition. Any damage beyond normal wear will be deducted from the security deposit. 15. Legal Compliance Tenant agrees to abide by all laws, ordinances, and regulations of Tacoma and Washington State. Illegal activity is grounds for immediate termination. 16. Entire Agreement This document represents the entire agreement. Any modification must be in writing and signed by both parties. 17. Legal Fees This is a Legal Binding Lease Agreement under the State of Washington. At any time that this agreement may be violated and end in court.
