Pet Policy and Deposit: Pets are allowed as follows: Tenant may keep no more than one dog (no larger than 30 pounds) and one cat. Tenant shall pay a pet deposit of $500 per pet in addition to the security deposit. Tenant agrees to maintain the property in clean condition and ensure pets do not cause damage or disturbances. Any damage caused by pets shall be repaired at Tenant's expense and may be deducted from the security deposit Utilities: Tenant shall be responsible for payment of all utilities: [including electricity, gas, water, trash, internet]. Landlord shall be responsible for no utilities. Maintenance and Repairs: Tenant shall keep the premises in a clean and sanitary condition.
