UTILITIES. Water, sewer, and trash fees are paid by the owner and costs were considered when determining the rental price. Gas and electric, and all other utility bills for services separately metered or billed to the Premises during the lease term shall be acquired and paid by tenant. PETS OR ANIMALS. Tenant shall keep only those pets or animals that comply with the lease agreement and then only with prior approval from owner. A maximum of three total pets are allowed (For example, two dogs, and 1 cat). ASSIGNMENT AND SUBLEASING. Lessee shall not assign this Lease or sublet the Premises or any part thereof without the written permission of Lessor and the Board of Directors of the Association, pursuant to its duly adopted rules and regulations. PARKING: Tenant will recieve two parking stickers to park anywhere in the complex. Guest parking passes are also available. There is no assigned parking for owners, residents, or guest; all parking spots are open. SMOKING: No smoking in the main living area. Only allowed in screened in porch or outdoor areas. POOL ACCESS: Tenant will receive a key fob for the community pool after move-in. MAILBOX: Tenant will receive a key for their mailbox after move-in.
