Utilities & Maintenance Responsibilities The tenant is responsible for all utility costs, including: Noblesville City Utility (trash/recycling) American Water CenterPoint Gas Duke Electric Internet services The tenant must also maintain the yard in compliance with Noblesville, IN local ordinances, including lawn care, weed control, and general upkeep. Maintenance & Repairs Tenant Responsibilities: The tenant is responsible for the routine upkeep of the premises, including, but not limited to, cleaning, replacing light bulbs, and performing minor repairs. Landlord Responsibilities: The landlord will handle gutter cleaning, furnace filter replacement, and scheduling quarterly standard home maintenance. Additionally, the landlord is responsible for major repairs necessary for maintaining the structural integrity, plumbing, and electrical systems of the property. The tenant must notify the landlord of any necessary major repairs as soon as possible. Rent Payment Terms The monthly rent is $2,000, due on the 1st of each month. Rent payments can be made via the following methods (payment via Zillow, Zelle, Cash or Check) A late fee of $50 will be applied if the rent is not received within calendar 5 days after the due date. Use of Premises & Occupancy The rental property shall be used exclusively as a private residence. Business, commercial, or illegal activities are strictly prohibited. Only individuals listed on the lease agreement as tenants are permitted to reside at the property. Guests may stay for up to fourteen (14) consecutive days within a six-month period without prior written approval from the landlord. Any guest staying beyond this period must receive written consent from the landlord. The tenant agrees to comply with all applicable laws, ordinances, and community regulations while occupying the premises. Violations of these terms may result in lease termination. Entry & Inspections The landlord reserves the right to enter the rental property for inspections, repairs, maintenance, or to show the unit to prospective tenants or buyers. Except in cases of emergency, the landlord will provide the tenant with at least twenty-four (24) hours' written notice before entry. In case of an emergency, such as fire, water leaks, or any situation that threatens the safety of the property or occupants, the landlord may enter without prior notice. The tenant agrees to allow reasonable access to the premises as required. Refusal to grant entry may be considered a violation of the lease agreement. Security Deposit A security deposit of $2,000 is required at the time of lease signing. This deposit will be returned to the tenant upon the expiration of the lease, minus any deductions for damages, unpaid rent, or cleaning costs, within 30 days of lease termination. Pets Pets are allowed with prior written approval from the landlord. A pet fee of $25 per month will be added to the monthly rent. The tenant is responsible for cleaning up after pets and ensuring they do not disturb the neighbors. Subletting & Assignment The tenant may not sublet or assign the lease to any third party without the prior written consent of the landlord. Alterations & Improvements The tenant may not make alterations, including painting, installing fixtures, or remodeling, without the prior written approval of the landlord. Insurance Requirement The tenant is required to maintain renter's insurance throughout the duration of the lease. Proof of insurance must be provided to the landlord prior to move-in. Termination & Renewal The tenant may terminate this lease early with 90 days' written notice and payment of an additional one month's rent. The landlord may terminate the lease for non-payment of rent or breach of lease terms. At the end of the lease term, the lease may be renewed upon mutual agreement of both parties. If the tenant intends to renew the lease, they must provide written notice of their intention to renew or not renew at least 30 days prior to the lease renewal date. Landlord's Liability The landlord is not responsible for any injury or damage to the tenant's property, except in cases of negligence by the landlord. Dispute Resolution Any disputes arising from this lease shall be resolved through mediation. If mediation is unsuccessful, the matter may be submitted to arbitration. Miscellaneous Provisions This agreement constitutes the entire understanding between the landlord and tenant. Any changes or additions to the agreement must be in writing and signed by both parties.
