Also, applicants who provide $500.00 in cashier's check or money order made payable to Larch Associates, LLC, the day of showing will receive priority and remove the unit off the market. The following is more information for you regarding the building, town home and our application process. The rent is $2,095 per month with a $1,000 security deposit based on an approved background, credit and income review. To apply, We do ask that you put a holding deposit of $500 towards the security deposit before move in, which is refundable for 48 hours and holds the unit from being leased; as we do have a lot of interest at this time. We look for a move in within one - two weeks of the viewing appointment. You will set up gas with So Cal Gas Company and electricity with Edison. We will need to show confirmation of set up or your account numbers prior to move in. Please ensure your lights and appliances are working during your tenancy. We also require renter's insurance with a minimum of a $100,000 in liability coverage per occurrence. This works out to be between $12-$20 per month depending on what company and coverage you choose. Please keep in mind any person over the age of 18 residing in the unit will need to complete an application. We will also need the names of any minors residing in the unit however will not need them to complete an application. If there are any areas that are not applicable, please mark not applicable. Ensure all fields of application are completed for processing.
