Lizards, bearded dragons, snakes, ferrets, rodents (hamsters/guinea pigs/hedgehogs), fish/aquariums, turtles, & birds are prohibited. If an exotic pet or multiple pets are found in the unit, the tenant will have 10 days to remove the animal(s) or be evicted. Fines & Fees: The tenant will be responsible for paying for any violations sent by the village for property upkeep or garbage. Any damages that are made by a pet shall be fixed by the tenant or it will be taken out of the security deposit upon departure. Inspections: A unit inspection will be done every 6 months to ensure lease and property compliance. Any lease violations or damages found shall be fixed by the tenant in the timeframe allotted or will be subject to an eviction. Rent payment: rent will be due the first of every month. Any late rent will result in a late fee. Non-payment of rent will result in an eviction. Lease Signing: the security deposit and any pet fees are due in full at signing. The security deposit will be equal to one month's rent.
