In Seattle, the only criminal conviction allowed to be considered as reason for denial are sexual offense convictions which occurred when the perpetrator was an adult, which require that individual to register as a sex offender. *Income and Employment: - Gross Income must be two times rent amount. 50% maximum living expense debt - to-income ratio. - Proof of verifiable steady employment/income for the previous 24 months or provide other verifiable source of income. - No excessive debt which may impact applicant's ability to pay rent. - No Bankruptcies within the last 10 years. - Minimum 640 Credit Score. - Work reference/verification will be conducted. *Rental History and References: - No evictions within the last 10 years. - Proof of verifiable rental/residency history of a minimum of 7 years. - Ability to obtain renter's insurance. All tenants are strongly urged to obtain insurance on personal property. Residents are not covered by the owner's insurance for any loss. - No more than one small dog under 25lbs. - Pets may be denied tenancy on an individual basis. - Approved pet requires a non-refundable fee of $350. - Rental documentation or addenda must be signed by the applicant/tenant prior to the animal's occupancy. - No pets under 1 year - No potty pad training pets. - No incontinent pets *Move-In / General: - Complete, review and sign a Property Condition & Furniture Condition Report which documents the current condition of the property/furniture; you will receive a copy of the signed condition report prior to any deposit being paid. - First full month's rent (prorated months do not count as first month), pet fee, cleaning fee and security deposit (equal to one month's rent) must be received prior to occupancy. - Rent is due on or before the 5th day of each month by direct deposit only (direct deposit information will be provided by landlord). - No home-based manufacturing, industrial or agricultural businesses allowed. - No subletting. - No smoking anywhere on the property or in the house; this includes burning incense and scented candles. - Non-refundable cleaning Fee $450. - All Utilities costs are in addition to the monthly rent and are the tenant's responsibility to pay monthly. - Uncovered, off-street parking for one car is included.
