    This is a basement unit in a duplex split house. The basement unit is very spacious, and clean. There's about 1200 sq ft. Of living space. The open concept is nice for a basement unit. There is two large bedrooms, and one bath. There's is also tons of space for storage if needed. This is a good property for a single person or a quiet couple. I will not be allowing pets. Rent and utilities are 1100 total. Basement unit No pets No smoking Max 2 people living in unit RESIDENTIAL LEASE AGREEMENT This Residential Lease Agreement ("Agreement") is made and entered into on this ____ day of __________, 2025, by and between: Landlord: Bryce Meredith 149 Hobbs Ave, Cheyenne, Wyoming 82009 (hereinafter referred to as "Landlord") Tenant(s): (hereinafter referred to as "Tenant") 1. Property Landlord rents to Tenant the basement unit located at 149 Hobbs Ave, Cheyenne, WY 82009 (the "Premises"). 2. Term The lease term shall be one (1) year, commencing on __________, 2025, and ending on __________, 2026. 3. Rent Tenant shall pay Landlord $1,200 per month, due on the 1st day of each month. Rent includes all utilities, including water. Rent shall be paid via PayPal. 4. Security Deposit Tenant shall pay a security deposit of $1,200 prior to move-in. The deposit shall be returned within 30 days after move-out, less any deductions for damages beyond normal wear and tear. 5. Occupancy Limit A maximum of two (2) occupants may reside in the unit. Subletting is not permitted without written consent from the Landlord. 6. Pets Pets are not allowed in the unit, subject to Landlord's approval. Tenant shall be responsible for any damage caused by pets. 7. Smoking Policy Smoking is strictly prohibited inside the unit and within the premises. 8. Maintenance & Repairs Tenant shall keep the unit clean and report any maintenance issues promptly. Landlord shall handle repairs due to normal wear and tear, while Tenant shall be responsible for damages caused by negligence. 9. Entry by Landlord Landlord may enter the unit for necessary repairs, inspections, or emergencies with 24-hour notice, except in cases of emergency. 10. Default & Termination Failure to pay rent or violation of lease terms may result in eviction. Tenant must provide 30 days' written notice before moving out at the end of the lease term. 11. Governing Law This lease is governed by the laws of the State of Wyoming. 12.
