Security Deposit Tenant shall pay a security deposit in the amount equal to the first months rent upon signing this Lease. The security deposit shall secure the faithful performance of all obligations under this Lease. Entry & Inspection Landlord shall have the right to enter the Premises for inspections, repairs, or showings upon at least twenty-four (24) hours' prior written notice, except in cases of emergency. 11. Subleasing & Assignment Tenant shall not sublease, assign, or transfer this Lease or any interest therein without prior written consent from Landlord. Unauthorized subleasing shall be grounds for termination. 12. Community & Local Regulations Tenant shall comply with all community rules, HOA regulations, and local ordinances during the lease term. 13. Default & Remedies In the event of breach of this Lease, including nonpayment of rent or violation of any term, Landlord may terminate this Lease after providing applicable notice, pursue eviction proceedings, and seek damages as permitted by law. 14. Governing Law & Entire Agreement This Lease shall be governed by the laws of the State of Texas. This document constitutes the entire agreement between the parties, superseding any prior oral or written agreements. 15.
