This rental is in a great neighborhood! It is a quiet street in an established neighborhood with lots of wildlife. It is rare to go a day without seeing deer in the yard. There is a lot space between neighbors and there is a large backyard. The yard needs work, and I am going to work on it in fall more than I can right now, but there is a large grass area and the planting beds in the patio area are beautiful and are on an automatic watering system so they are low maintenance. The inside is freshly painted and the Lifeproof flooring in the great room/kitchen is brand new. This home is close to town but it is country quiet, giving you the best of both worlds. Pets possible, I need to finish fencing the backyard. It is a ranch home built in the 1970's, so the bedrooms are large. The bathrooms have large under counter vanities for ample storage. The countertops are dated, but they do utilize all the available space. The master has an ensuite with a shower only, but there is a bathtub in the other bathroom. The house was designed with energy efficiency in mind, so the monthly utility bills for me living in the house averages about $150. There is an HVAC system with electric air conditioning and gas heat so I think that helps keep the cost down in winter. This is a great neighborhood and the schools in this district are top notch. There is a mother in law unit above the garage and it is going to be a seperate rental so the driveway is shared between the tenants. However, there are no shared walls, and the apartment is entirely above the garage so no sound travels from the floor of the apartment to the house. The parking space for the tenant is on the side of the garage so they can pull in the driveway and go to their house without being near the entrance to the house. The large garage has a small bonus storage closet and that space is for the tenant of the house. I own the house and live in the apartment currently, but I plan to eventually move and rent out the apartment someday. I am very cautious about who I rent to because I want this to be a safe and pleasant situation for everyone. Tenant pays the first month's rent and a security deposit of $2200. Pets are possible with additional refundable security deposit, $500 per pet, unless we agree to a different amount based on the pet. No smoking on the premises. Owner pays for water, city utilities and weekly garbage service. I am in the process of getting an electric meter added to the house to have two meters instead of one. I currently have the upstairs metered separately so I can read the meter to determine how much electricity was used in the apartment, but the bill for the entire house is under my name, and I want to change it so the tenant in the house can get their own account. The lease would include the agreement to have the tenant pay for their share of the electricity until the new meter is installed. The typical lease is 6 months but after doing that a time or two the lease can be increased to a 12 month lease if the tenant and landlord want to do that.
