The Location Unbeatable location, in the absolute center of DC, with dozens of amazing restaurants and bars all within five blocks and a Whole Foods less than a block away. It's also walking distance to 14th Street (one block), Dupont Circle (three blocks), Shaw (five blocks), U Street (five), West End (six), Adams Morgan (eight), and even Georgetown and Columbia Heights (ten). 2. 120 Square Foot Private Balcony The apartment itself is a spacious 784 square feet--before counting the 120-square foot private balcony in the back. Get a table, chairs, and some bistro lights and you have a ready-made private outdoor hangout space. 3. The Amenities The building is historic, but the apartment itself is new, with LG appliances, a brand-new HVAC system, in-unit washer and dryer, optional bi-weekly cleaning services, and 5-inch sound insulation in the ceiling for total peace and quiet. To top it off, all packages are delivered inside by the Postal Service, meaning that what is normally the biggest headache with row house living--having your package snatched off your front porch--is usually not an issue. (I say usually because sometimes they forget to drop off packages inside, but I've only had a package stolen once in 5+ years). 4. The People Living in a row house is a much more personable experience than living in an apartment building: You know your neighbor's names and can rely on them to feed your dog (yes, dogs are welcome!) when you're out of town or unlock the front door when you forget your keys. It also helps that the landlord (me) lives in the row house. As your neighbor, I want to make sure you're happy and that everything in the house is functioning properly, and if you ever need to talk to me about anything, you know where I live. I have also never raised the rent on any of my tenants or withheld any portion of a security deposit, and I don't intend to start (unless you knock a wall down or something).
