Hello, I think you should rent this apartment. It's in a great location at the center of DC, with dozens of restaurants and bars all within five blocks and a Whole Foods less than a block away. It's also walking distance to 14th Street (one block), Dupont Circle (three blocks), Shaw (five blocks), U Street (five), West End (six), Adams Morgan (eight), and even Georgetown and Columbia Heights (ten). It's a historic rowhouse with four apartments. I bought the house in 2018 and did pretty significant renovations, installing new floors, new appliances, and new HVAC systems. Since then, I've replaced those appliances with new ones whenever tenants ask for them. I lived in the second-floor apartment for about six years. I moved out in 2024, but still live about three blocks away (on Corcoran) and work three blocks in the other direction (on M Street). So I pass by the house most days on my walk to work, and I can stop by basically any time if there are issues. I generally consider myself a pretty laid back landlord. In the six years I've owned the house, I have not deducted any money from a security deposit, charged a late fee, or hounded anyone for rent (though I guess part of the reason for that is that the people who living in the house have all been great). I'm not out to nickel and dime anyone or squeeze ever last dollar I can out of the house, and if you want to put up shelves or would like an appliance replaced, I'm generally pretty receptive to that (I can't think of a time when I've said no).
