There is also a backyard cottage with a workshop on the ground floor and a bright studio apartment upstairs (lease will allow this to be sub-rented or used as an AirBnB- until now it was rented separately for $1200/month, and never once vacant). You enter the yard through an arch of gnarled Japanese pine trees, antique brick walkways surrounded by flowers and bamboo. The first floor consists of a foyer/office, a huge living room with wood floors, a dining room with coved ceilings, the kitchen, the full bath and one bedroom. Upstairs is wood-finished attic that feels like a cozy ship interior, downstairs are two full daylight bedrooms and a large raw studio/storage area. IMHO this is Seattle's best location, a peaceful, unpretentious and diverse neighbourhood a short bike/bus ride to Capitol Hill night life, International District restaurants, and Rainier Avenue's hardware & grocery stores. The Mountain to Sound path is adjacent to the property line, making a green buffer space, and many of the home's windows look out onto trees. The path lead west up to the 12th avenue bridge, with views of the skyline and Elliot Bay, or east through a tunnel directly out Lake Washington for summer swims. Airport is only a fifteen minute drive or 30min light rail journey. The fully fenced yard gives plenty of private garden space and is a nirvana for kids or pets. Seattle's newest transit hub, Judkins Park Light Rail station, is currently being built one block away, this will get you downtown in less than 5min or to the eastside in 10min. The only disadvantage? The mailbox is always stuffed with offers from developers who want to tear down the house and build condos. I'm stubbornly holding out, and seek tenants who will value this special place. There are always too many tenant applicants so I'll try and scare off some of you- The house was built in 1910 and was never ruined by a remodel, which means that tenants seeking IKEA-showroom perfection should look elsewhere. There are some unusual interior colours, although it's possible to repaint in more neutral colours, either at the tenants request before move-in or at the tenants convenience later.
