Lease Term The Lease shall begin on the agreed-upon start date and continue as a 12-month fixed-term lease, unless otherwise stated in writing. 2. Rent Monthly rent for the Premises is $1,700, due on the 1st day of each month. Late fees may apply in accordance with New York State law if rent is not received on time. 3. Security Deposit A security deposit equal to one month's rent is required at signing. The deposit may be used for unpaid rent, damages beyond normal wear and tear, and other allowable expenses under New York law. It will be returned within the legally required period after move-out, subject to a final inspection. 4. Move-In Fees Tenant must pay: First month's rent Security deposit These payments must clear before keys are released. 5. Utilities & Services Tenant is responsible for all utilities unless otherwise specified in the lease. Landlord provides trash removal. 6. Pets No large dogs permitted. Approved pets require: $150 non-refundable pet fee (one-time) $25 monthly pet rent All pets must be disclosed and approved in writing. Unauthorized pets are considered a lease violation. 7. Maintenance & Repairs Tenant agrees to: Maintain the unit in clean, sanitary condition Promptly report maintenance issues Not make alterations without written approval Be responsible for tenant-caused damage Landlord will handle structural, plumbing, electrical, HVAC, and major system repairs unless due to tenant negligence. 8.
