General Information
o No smoking inside property, including marijuana

o Must be physically able to perform yard care and snow removal, and the lease/rental agreement will include a written requirement to do so
Income/Credit Requirements
o No "bounced" or insufficient funds checks in the past two years
o Three times the monthly rent in verifiable income
o An open checking account at a local bank or credit union
o Six (6) months verifiable income (pay stubs required)
o Employed in the current job for the past year, in most cases
o No more than 3 late payments on credit record in the past 2 years
o Each applicant will qualify individually unless married
o Credit Score minimum of 575, negotiable
o No bankruptcies in the past 3 years, negotiable
o Self-employed applicants will be required to show proof of income from copy of previous year's tax return
o Students or others with no verifiable income may be accepted with a qualified cosigner (after credit check of the cosigner) and signed Cosigner Agreement. Co-signer will be screened.

o No felonies convictions in the past 7 years
o No more than 2 misdemeanors in the past 5 years
o No convictions for theft or domestic violence
o No sex offense conviction
