Lease Terms
1. Lease Duration:
Minimum lease term: 12 months.
2. Payment Requirements:
First month's rent due at signing.
Last month's rent due at signing.
Security deposit due at signing.
3. Security Deposit:
The security deposit is fully refundable if there are no damages or issues with the rental after the renter moves out.
4. Utilities:
Renter is responsible for gas only, the (internet, water, power) are included in the rental price.
5. Pet Policy:
Pets are allowed with a non-refundable pet fee.
Pet fee: $500, subject to change based on the size and quantity of pets. The pet fee is due at signing.
6. Smoking Policy:
Absolutely no smoking inside the house.
Smoking is allowed outside of the home.
7. Application Fee:
Applicants are responsible for paying for the background and credit check fee.
8. Maintenance and Repairs:
Routine maintenance and minor repairs are the responsibility of the renter.
Any major repairs or issues should be reported to the landlord promptly.
9. Late Payment:
Rent is due on the 1st of each month. A late fee of $50 will be charged for payments received after the 5th of the month.
10. Entry and Inspection:
The landlord has the right to enter the property for inspections, repairs, or showings with 24-hour notice to the renter.
11. Subleasing:
Subleasing the property is not allowed without prior written consent from the landlord.
12. Termination:
Early termination of the lease by the renter requires a 60-day written notice and is subject to an early termination fee equivalent to one month's rent.
13. Compliance with Laws:
Renter agrees to comply with all local, state, and federal laws and regulations.
14. Additional Terms:
Any additional terms or amendments to this lease must be in writing and signed by both the landlord and the renter.
