    Park model in Prescott Pines Mobile Home Resort. 1520 White Spar Rd. Lot Oak 14 1966 29' Kenskill park model with 7X21 addition. Addition is fully insulated with R35 ceiling, R13 walls and dual pane windows. Energy was cheap in 1966 so the walls of the coach are not very thick or well insulated so 3.5” inches has been added to the north wall on the outside and 1” styrofoam panels have been added to the walls and ceiling on most of the inside. All of the stock propane appliances have been removed. There is a 3 year old 19 gallon Rheem electric water heater in the compartment outside at the rear. The furnace space is now a drawer. A new furnace could be installed as the wiring and ducts are still in place; but new propane lines and supply would be needed. Maybe $1,200. Coach has been occupied year round with electric space heaters. New propane stove, microwave stays, fridge works well. 4 year old 5K window A/C works well and is usually adequate as the park gets shade about 4:30. Toilet is 3 years old and has a top rating of 1,000. Bet you didn't know toilets had ratings. Yard is fully fenced. Stack washer & propane dryer stay and there is room for a full sized washer on the patio sheltered from the elements. Carport is 12X24 with covered bikeport and storage on the side. Lot is about 1/3 mile from the highway; nice and quiet on a one way street. Sparklight provides internet ($95/mo. Basic) and cable TV. Over the air signal gets 5-6 stations..maybe. Lot rent is $520/mo. Includes water, and trash. Sewer is $7.50. Electric is billed separately (about $60/mo. summer) and propane is tenant responsibility. Residents need to pay for ($75?) and pass a background check. Seller will carry at 5% with $4K down. Park is an adult (55+) park and is located 2.5 miles south of downtown Prescott well into the pines bordering the National Forest . Frequent visitors/tresspasser include deer, javalina, and coyotes. Squirrels are residents. Clubhouse has exercise equipment, pool table and frequent activities (lots of potlucks).And free food twice a week. Pool is open seasonally. Bathing suits are required (thank goodness!).
