Landlord's remedy: In the event of a default, Landlord may, at Landlord's option, terminate this lease by providing Tenant with a three (3) day written notice to vacate the premises. The three-day period will begin the day after the notice is delivered to the tenant. No right to cure: The notice to vacate is unconditional. For lease violations, non payment of rent or illegal activity, the tenant is not given the option to fix the problem. Payment required: This termination does not waive the Landlord's right to pursue all remedies available under the law, including the collection of past-due rent, late fees, and any damages.
