    New build purchased in 2023, this home comes with everything we were looking for. The house feels very spacious despite being 1450sqft, aided by a smart layout, the high ceiling, and the 2 car garage. Slate colored wood tile floors throughout (except the carpeted bedrooms), 48" soft-close cabinets, a huge pantry, separation of the master bedroom from the Jack & Jill bedrooms, and a modern, open feel all helped us decide this was the home for us. The kitchen is bright with white quartz countertops, a bar seating island for the sink, and plenty of natural light all day with the rear sliding glass doors. The master bedroom has a walk-in closet with a spacious shower/bathroom (sliding barndoor for space savings), and plenty of outlets. We ran ethernet all through the house to allow higher internet speeds, as my wife works from home and we also enjoy streaming and gaming in the evenings. We have fiber optic internet (paying for 500mb, but we get 550) that is only $50/month through Spectrum. Our energy bill (Duke) typically averages around 170 keeping the house at 73 degrees year-round even though we have someone working at home because we have great insulation. We have a water filtration & softener system being installed (along with an under-sink reverse osmosis machine) to enhance the quality of the tapwater, and we have done minor landscaping projects to polish up thr front and back. Outside, our front and back yard areas are small- medium sized. Enough room for pets to play but not so much that lawn maintenance becomes a headache. We both love the house and don't want to leave, but I'm about to start nursing school in Jacksonville which happens to be closer to family for both of us. Lease available in 12 or 18 month terms. No smoking of any kind. Parking must not block the sidewalk. Last month rent due up front. Owner pays for garbage pickup and HOA dues. Tenent is responsible for all other utilities. Tenent is responsible for lawn maintenance biweekly during winter months, weekly during summer months (mow, weed, edge, and pickup clippings) This includes bi-weekly watering of the front yard and flower beds (sprinkler system has a scheduler), weeding of the flower beds, and trimming of the bushes. Tenent responsible to replace ac filter monthly. Tenent must report any malfunctioning appliances immediately. Tenent required to hire professional moveout cleaning upon upon moving out, and written email notice of lease termination is due 60 days in advance. Early lease termination requires 60 day written email notice, and comes with a 1-month's rent lease-break penalty in addition to paying out the 60 day notice. Tenent responsible to avoid HOA violations and pay any assessed fines or fees incurred while renting. Any damages or emergencies (such as a water line break, flood, window break, storm damage, fire, etc.) must be reported immediately to ensure prompt repairs. Renters insurance is required.
