One of the king bedrooms is a separate master suite. The rent amount includes utilities; propane gas, electricity, and DIRECTV. Rent does NOT include internet. This house is best suited for a family that is in transition, i.e., moving or building a new home and need short-term living arrangements. The Hidden Cherry Ranch (HCR) is a one-of-a-kind property situated in the East Cherry Creek valley along the Palmer Divide at approximately 7,300 feet above sea level and is a short drive to Monument or Colorado Springs. It is a multi-use historic ranch with charming old buildings. It is used for horse boarding, hay production, and houses permanent long-term Tenants. The owners also live on the property in a separate building. The house has a large deck shaded with cottonwood trees which provides a beautiful and relaxing setting to enjoy your morning coffee or evening barbeque. This is a short-term month to month lease. A 30-day notice to vacate is required. The property is fully furnished so your large personal property / furniture is not allowed. There is no storage on the property. Excessive vehicles and equipment will not be allowed. This property is quiet and will remain that way for the enjoyment of other Tenants. Pets may be allowed on a case-by-case basis and depending on the type of pet. Constant barking dog(s) will not be allowed or tolerated due to the disruption to the owner, other Tenants living on the property, and the echo of barking dogs to surrounding neighbors. Dogs if allowed will always be leashed in the courtyard and around buildings. Dogs can run free in the pasture and hayfield area if they are supervised. This is not a first come first serve rental. Tenant selection is based upon several factors to include who will be the best fit for the property, for the owners, and existing Tenants. 1. Available January 17, 2022. 2. Criminal background and credit check required. Good credit score required. 3. Proof of employment self-employed may be allowed but additional financial documentation will be required. 4. References required. 5. $3,000.00 per month includes utilities and DIRECTV. 6. $1,500.00 security deposit. 7. $250.00 non-refundable pet deposit. 8. $35.00 application fee. 9. Must have the ability to be a good neighbor, follow basic rules, and be respectful of the property. 10. NO marijuana use, or possession allowed anywhere on the property regardless of the law. 11. Exceptional care of the property is expected on a regular basis. If you do not know what a vacuum cleaner, broom and mop are DO NOT inquire about this property. Pigs live in the barn, not in the house.
