A 2-bedroom unit, rooms have LARGE California closets with shelves, first floor unit with front and back porch, along with full access of front, back, and LARGE side yard with playground and stone patio in backyard, with a self-built stone grill with wood storage underneath. The unit has lots of windows for natural sunlight, a formal dining room and living room with a front and back door hallway entry access, laundry room in the basement, with a shared washer and separate dryer for each unit. 5 car parking in a large driveway which is shared with the other 2 units, 2 parking spaces is for the first-floor unit and additional parking on street for all units. Next to I-95, Walking distance of train station, elementary school, high school, stores, and restaurants. Electric is included in the rent and Tenants pays Gas and Heat (Oil Tank). No additional locks or other similar devices shall be attached to any door without the Lessor's written consent. Lessee shall not install or operate any machinery, refrigeration or heating devices or use or permit onto the Premises any ammable uids or materials which may be hazardous to life or property. Lessee shall not install a waterbed, pool table, or any other unusually heavy item of furniture without prior written permission from the Lessor. Hallways, stairways, and elevators shall not be obstructed or used for any purpose other than ingress and egress from the building. Children are not permitted to play in the common areas. Lessee may not store any items in the hallways or common areas of the building. Operation of electrical appliances or other devices which interfere with radio or television reception is not permitted. Deliveries and moving of furniture must be conducted at times permitted by the Lessor. Lessee may not barbeque or operate cooking equipment on porches or balconies. Lessee shall not dispose of rubbish, rags, or other items which might clog toilets or sink drains into toilets or sink drains. Lessee will be responsible for maintenance fees. Lessee shall not place any signs or advertisements on the windows or within the property or otherwise upon the building if such signs are visible from the street. Lessee shall dispose of garbage and refuse by securely bagging or wrapping the same and disposing of it in designated garbage containers or incinerators. Lessee shall not allow garbage containers to over ow and shall see to it that garbage container lids are fully closed and secure at all times. Garbage day is Tuesday and Lessee is responsible for taking out own cans and returning to the designated area. Lessee shall not interfere in any manner with the heating or lighting or other xtures in the building nor run extension cords or electrical appliances in violation of the Building Code. The Lessor may bar individuals from the building and/or Lessee's Premises. All guests and invitees of Lessee shall observe all rules and regulations of the building. If these provisions are violated by guests, they may be barred and/or arrested for criminal trespass, after they have received a barred notice and then have been placed on a barred list by the Lessor. Violation of this rule is grounds for termination of your tenancy. The Lessor will repair any appliance malfunction prior to move-in date; however, the Lessor is not responsible for the loss resulting from a malfunction of an appliance or wear and tear from residency. Lessee understands that appliances will malfunction occasionally, and Lessee must make every e ort to report any malfunction promptly, or Lessee will be responsible for any repair(s) or replacement(s) before moving out. $50 per key will be charged to provide additional or replacement keys to the property. If Lessee is locked out, the Lessor will facilitate re-entry only during business hours at a minimal fee of $50.00. If Lessee is locked-out during the weekend or at nighttime, it will be the Lessee's responsibility to contact a locksmith. Any cost incurred because of lockouts shall be borne by the Lessee. Lessee has the option to secure renter's insurance. Lessee assumes the risks of not having renters' insurance. The Lessor will not be held responsible for any damage to the Lessee's personal property. The Lessor provides no storage. Laundry - Lessee agrees to clean any lint lters and to keep the laundry area free of debris. The Lessor shall not be liable for any personal injury or property damage arising from or relating to Lessee's use of any laundry facilities made available under this Lease. Any appliances will not be replaced if appliance breaks down, Lessee is allowed to bring their own washer and dryer for their own use. *Each unit is responsible for their own dryer electric bill which is connected automatically to specific unit assigned. * Fire Pits, Grill, and Playground areas - Lessee agrees to maintain and to keep the areas free of debris, Lessee agrees to shared responsibilities of lawn care, including but not limited to, shoveling snow, and mowing the lawn. The Lessor shall not be liable for any personal injury or property damage arising from or relating to Lessee's use of these areas made available under this Lease. The dwelling to be occupied by Lessee and members of Lessee's household have been designated as a smoke-free living environment. Lessee and members of Lessee's household shall not smoke anywhere in the dwelling, or in the building in which the dwelling is a part, or in any of the common areas or adjoining grounds of such building, nor shall Tenant permit any guests or visitors under the control of Tenant to do so. The Lessee shall use all electrical, plumbing, sanitary, heating, ventilating, air conditioning and other facilities and appliances, in the premises in a reasonable manner. GAS & ELECTRICITY DISCLOSURE: Lessee is responsible for their own oil tank filling and maintenance (used for heat.) Each unit is responsible for their own hallway and/or porch light. *first floor switch is outside of kitchen door in hallway* The Lessee agrees that any items left in the house at the end of occupancy will be removed and disposed of and lessee will be responsible for all applicable charges which will be deducted from the security deposit. *Lessee agrees to a move-in/move-out checklist. * The lessee agrees to keep the home at a minimum temperature of 62 degrees Fahrenheit during the fall and winter seasons to avoid pipe freezing and heating failures with no expectations including absences. Additionally, the lessee agrees to properly shut o all exterior water sources and exterior showers prior to the winter season. The lessee agrees to yearly furnace cleaning which is the responsibility of the lessee including cost. This will be completed prior to lessee move-in by the owner. Proof of cleaning/maintenance needs to be sent to Lessor upon service completion. The Lessee agrees that any and all personal property of the lessor in the home, including but not limited, appliances, lawn tools, and electronics, etc. must remain in the home. If any of said personal property is removed by the lessee, it must be properly stored in a climate-controlled facility at the lessee's expense and restored to the home at the expiration of this lease in the same manner as removed. The Lessee shall keep the plumbing xtures and appliances in the dwelling unit as clean as the condition of each such xture or appliance permits. No dogs, cats, or other animals shall be kept in the premises except with the Lessor's prior consent, and subject to the conditions set forth in any such consent. No animals are permitted without a leash in any public areas of the premises. Lessee has available 1 car spot in a shared driveway and unlimited street parking. Lessee acknowledges rent increases may occur if they are within the legal 30-day notice from the Lessor. Lessee acknowledges that lessee has read the Rules and Regulations and agrees to be bound by them.
