Room Rental Lease Terms This lease agreement outlines the terms and conditions for renting a private room in a shared home. By signing this lease, the tenant agrees to the following conditions: Lease Duration The lease term is for 6 months, beginning on 11/15/25 and ending on 5/15/26. Either party may request to renew the lease at the end of the term, subject to mutual agreement. Monthly Rent The rent for the private room is $1559 per month, due on the 5 th of each month. Rent payments should be made via Zelle or cheque . Late payments will incur a 5% after a grace period of grace of 5 days. Security Deposit A security deposit of $ 1559 is required upon signing the lease. This deposit will be returned at the end of the lease term, less any deductions for damages, unpaid rent, or other obligations as specified in this agreement. Utilities Rent includes access to [list of included utilities like water, gas, electricity, internet]. The tenant is responsible for paying a proportional share of utilities beyond those included, which may be billed monthly. House Rules Tenants are expected to adhere to the house rules, which include , such as quiet hours, cleaning expectations, no smoking, no playing loud music. The tenant agrees to respect the privacy and comfort of others living in the house. Maintenance and Repairs Tenants should promptly report any maintenance issues or repairs needed. The landlord is responsible for the upkeep of the property, but tenants are expected to maintain their private room in good condition and cooperate with cleaning of kitchen. Guests and Visitors Guests are allowed with prior consent from the landlord or other housemates. Tenants are responsible for ensuring their guests follow all house rules during their stay. Overnight guests may be subject to additional terms or fees. Subletting and Roommates Subletting the room or adding additional roommates without prior approval from the landlord is strictly prohibited. Termination of Lease Either party may terminate the lease early with 30 days written notice. If the tenant chooses to leave before the end of the lease term, they may forfeit part of their security deposit or be responsible for remaining rent payments. Liability Tenants are responsible for their own personal property. The landlord is not liable for any damage, loss, or theft of tenants' belongings.
