Come enjoy a very cozy space in Tonawanda in a very quiet neighborhood. The kitchen is fully equipped with brand new appliances, including a dishwasher and a fridge that constantly provides clean drinking water with an incorporated pitcher that automatically refills. You will not need to worry about paying for laundry outside since the basement is equipped with brand new washer and dryer that you can use as needed. Do not worry about your safety because the house is equipped with security cameras with motion detection and a door lock that you can unlock with either your fingerprint or a custom passcode.
No smoking, no pet and no drug use inside rooms and premises.
2. Tenants shall use the property for residential purposes only.
3. Guests: Tenants are responsible for any damages caused by their guests. If a guest appears to be
unlawfully residing on the premises or without permission, the landlord will call for his/her/their removal and may obtain assistance from law enforcement to do so.
4. Parking: Tenants should park their car(s) either on driveway or off street complying with any
town & municipal parking rules. At no time are vehicles allowed on the lawns. No other
vehicles are allowed on the property other than those of the tenants except those of guests
temporarily visiting.
5. Absence from Unit: Tenant(s) shall notify the landlord if he/they will be absent for a period of
longer than 14 days, and shall advise landlord how to contact him/her/them during such period.

nea condition. Do not pile up personal items in common areas so other tenants can have access
to the area.
7. Use of Utilities: Tenants shall make every reasonable effort to conserve the use of utilities
supplied and paid for by the Landlord. Tenant agrees to keep his/her/their windows and any
outside doors closed tight during heating season or he/she/they may be asked to pay part of
the heating bills.
8. Damage: Tenant shall use all appliances, fixtures and furniture in a safe manner and only for the
purposes for which they are intended. Tenant shall pay for repairs for property damage caused
by intentional or negligent conduct of Tenant or his/her/their guest(s) (i.e. negligence to
close room windows on rainy days which resulted in damage to hardwood floor and carpet, so
please close ind bef e lea e n ain and n da he ain n
c me in ide and damage hardwood floor).
9. Alterations: no substantial alterations, additions or improvement shall be made by Tenant in or
to the dwelling unit without the permission of Landlord in writing. Such consent shall not be
n ea nabl i hheld b ma incl de he Tenan ag eeing e e he d elling ni i
prior condition before moving out.
10. Locks: Tenant shall not change, alter, replace or add new locks without written consent of
Landlord. Any locks so permitted to be installed shall become property of the Landlord and shall
not be removed by Tenant. The Tenant shall promptly give a duplicate key to any such changed,
altered, replaced or new lock to Landlord. Tenant may choose fingerprint or personal passcode
as a mean to enter the property and no person other than the residents acknowledged by the
landlord shall be given access to the property using the established security system.
11. Noise: Tenant agrees not to allow any excessive noise or other activities which disturbs the
peace and quiet of the direct neighbors or the neighborhood, especially between the hours from
10:00 pm to 8:00 am.
12. Subleasing: Tenant shall not assign this agreement or sublet the dwelling unit without the written
consent of Landlord. Such consent shall not be withheld without good reasons from the Landlord.
13. Termination: Tenant needs to notify the landlord his intention to renew or terminate his lease at
least one month prior to the termination date of this agreement. Failure to do so may result in
forfeit of his security deposit. Upon termination of this agreement, Tenant shall vacate the
premises, remove all personal belongings and leave the premises as clean as he found them,
normal wear and tear is to be expected, and return all keys to Landlord immediately upon
vacating.
14. Personal property: All personal property in the leased premises, basement, and storage room or
in any other part of the building shall be at the risk of the tenants or the owner of such personal

from damage or loss. Any personal property left behind after vacating shall be considered
abandoned property, and the Landlord may dispose of them without liability to the Tenant.
15. Permission for Landlord to Enter Unit: Tenant agrees to allow landlord or its agents to enter the
dwelling upon reasonable advance notice in order to inspect the premises, to make repairs, or to
show the premises to prospective tenants, purchasers, or their agents. Tenant will not be
unreasonable in denying entry. Landlord may also enter the premises without prior consent if it
appears to have been abandoned by the Tenant or in case of emergency, and as otherwise
permitted by law or court order.
