Occupancy Limits: Maximum occupancy: 2 adults and 1 child (or 3 people total). Crib available upon request. No unauthorized overnight guests for longer than 7 consecutive nights without written approval. The home is intended for residential use only; no events or parties. Subletting: Subletting or re-renting the property (including on Airbnb, VRBO, or other platforms) is strictly prohibited. Utilities & Services Included: The following are included in the monthly rent: Electricity Water High-speed Wi-Fi Snow removal Trash collection Heating up to $200 month. Optional: Covered parking available. Tenant agrees to use utilities responsibly. Excessive usage may result in an additional charge if monthly costs exceed reasonable averages. Pet Policy: Pets are considered on a case-by-case basis with owner approval. Maximum: One dog under 50 lbs or two cats. Pet must be fully house-trained, vaccinated, and licensed as required by NH law. Pet deposit: $250 (non-refundable). No aggressive breeds or excessive barking allowed. Tenant is responsible for any pet-related damage or cleaning costs. Renters with pets are encouraged to maintain renters insurance that covers pet-related liability. Smoking Policy: No smoking or vaping of any kind is permitted inside the home. Smoking is allowed only in designated outdoor areas and must not create litter or odors inside. Insurance & Liability: Tenant must maintain renter's insurance covering personal belongings and liability during the lease term. The owner's insurance does not cover tenant property or personal liability. Other Notes: Property is fully furnished, including kitchenware, linens, and patio furniture. Tenant must maintain the property in clean condition and report any issues promptly. Seasonal lawn or exterior maintenance is handled by the owner.
