Utility Bill - Tenant is responsible for the utilities including electricity, gas, water, and internet. Prohibited Substance - No smoking or vaping is allowed. The use of marijuana for any purpose on the property is prohibited. Pet Policy - Only small dogs (under 20 lbs) and cats are allowed, the pet fee is $50/month. Inspection - The parties will complete, sign, and date an inspection report at the beginning and the end of the tenancy. Repairs for Non-Tenant Responsibility: Major maintenance and repair of the Property involving anticipated or actual costs in excess of $100.00 per incident not due to the Tenant's misuse, waste, or neglect or that of the Tenant's employee, family, agent, or visitor, will be the responsibility of the Landlord or the Landlord's assigns. Upgrades - Tenant will obtain written permission from the landlord before doing any upgrades. Details will be listed in the finalized lease agreement. HOA - HOA fee is covered by the landlord. The Tenant is responsible for complying with HOA rules. Security Deposit - The Tenant agrees to pay a security deposit equivalent to one month's rent before signing the lease agreement. The security deposit may not be used as Rent. During the term of this lease or after termination, the landlord may charge the tenant or make deductions from the Security Deposit for damages to the property, details will be listed in the finalized lease term. Rent Payment and Late Payment - The Tenant agrees to transfer the rent for the upcoming month to the Landlord's account before the first day of each month. In the event of late payment, 5% of the monthly rent late fee will be charged and the Landlord reserves the right to terminate the lease agreement and retain the security deposit as outlined in the agreement. Occupancy - Only tenants included in the lease agreement are to reside on the premises. If additional individuals need to reside in the premises during the tenancy, The Tenant agrees to notify the Landlord and obtain written consent from the landlord in advance. Maintenance - The tenants are responsible for maintaining the property, responsibilities include but are not limited to keeping the HVAC system running in winter to prevent frozen pipes, and clean water immediately to prevent water damage to the floor and cabinets. Care and Use - The tenant will promptly notify the landlord of any damage, or any situation that may significantly interfere with the normal use of the property or any furnishings supplied by the landlord. The parties will comply with the standards of health, sanitation, fire, housing, and safety as required by law. Property damage - If the Property should be damaged other than by the Tenant's negligence or willful act or that of the Tenant's employee, family, agent, or visitor and the Landlord decides not to rebuild or repair the Property, the Landlord may end this Lease by giving appropriate notice. Insurance - During the tenancy, the Landlord will maintain landlord insurance, while the Tenant is required to purchase rental insurance. Proof of insurance must be provided by the Tenant before occupancy. The personal property of the tenant is not insured by the Landlord. The Tenant is responsible for insuring the Property for damage or loss to the structure, mechanical, or improvements to the building of the Property for the benefit of the Parties. Such insurance should include such risks as fire, theft, vandalism, flood, and disaster. Cleaning and Walkthrough - Upon the lease ends, the Tenant shall arrange for professional cleaning, including pet deodorizing and eliminating fleas/ticks/dust mites (if applicable), before the final walkthrough. Receipts for the cleaning services must be provided by the Tenant.
