If the tenant breaks the lease before the lease end date, they will forfeit the security deposit and pet deposit.
The tenant must provide a 60-day written notice to the landlord via email if they plan to renew the lease.
The landlord will respond within 5 business days of receiving the notice to confirm whether they agree to the extension or require the tenant to vacate at lease end. If no written notice is received at least 60 days before the lease end date, the lease will automatically end on the initial agreed-upon date.
Application Requirements:
A copy of the tenant's driver's license, three months of pay statements for income verification, and the previous year's tax return are required.
Tenant must have decent credit with good repayment history on existing loans.
No prior evictions or bankruptcy.
Income requirement: Monthly income must be at least 3.5 times the rent.
Pet Policy
Pets are allowed at the owner's discretion.
Non-refundable pet fee: $400.
Pet rent: $50/month per pet under 40 lbs.
Property & Tenant Responsibilities
This is a non-smoking property. Tenant and their guests may only smoke outside; no indoor smoking or vaping is allowed.
Tenant shall change the HVAC filter every 3 months.
Tenant shall pay a $100 copay for any repairs after 30 days of moving in; the remainder will be paid by the landlord or home warranty company.
Tenant shall maintain renter's insurance with at least $300,000 personal liability coverage throughout the lease term.
Landlord reserves the right to inspect the property every 6 months, giving 24 hours' notice via phone or email.
No trailers, boats, or RVs allowed on the property.
Tenant must transfer utilities (electricity, water, sewer, gas) into their name within 7 days of moving in and is responsible for all utility payments.
Tenant must maintain the property in a clean and tidy condition through regular upkeep.
Tenant must regularly add salt to the water softener to maintain water quality and help protect household appliances
Tenant must return door and mailbox keys at lease end.
