Application Process & Requirements - Application Criteria (all applicants 18+):
-Minimum credit score: 675*
-Income: 3x monthly rent
-Positive rental history
-Background check
*Co-signers must be family and apply within 24 hours of decision*
To Apply:
-Each applicant (and co-signer, if applicable) must submit a separate application
-Include valid photo ID, proof of current and past income, and full 3-year rental and employment history
-Proof of auto insurance required to park on-site
-Renters insurance is mandatory (proof required)
Application Tip: Incomplete or missing documentation will result in immediate denial.
Deposits & Rent Payments:
-Security Deposit: $900 (on approved credit)
-Additional Deposit: May apply for credit exceptions or with co-signers
-Payment Link: Sent within 24 hours of approval
-Rent Payments: Must be made online via the resident portal
-ACH transfers are free/ Credit card payments incur a processing fee
Lease Terms & Notices:
-Lease End Dates: 03/31, 04/30, 05/31, 06/30, 07/31, 08/31
-No leases end between 09/30 and 02/28 (no winter lease ends or buyouts)
-Notice Requirement: 2 full months prior to lease end (no exceptions)
-No month-to-month leases or subleasing allowed
-Transfers or roommate changes require fees and management approval
