Utilities: Owner pays for electricity, natural gas, water/sewer, garbage/recycling, and high speed internet up to a $350/month cap. Any overages will be billed to the tenant with an itemized statement. Parking & Garage: The attached garage is currently set up as a private gym, but can be converted back to a standard garage and the gym equipment permanently removed upon request. Additional street parking is generally available. Smoking Policy: No smoking or vaping of any substance is allowed on the property (indoors or outdoors). Pet Policy: No pets of any kind are permitted (service animals excepted). Guests & Noise: Quiet hours are 10 pm 7 am. No parties or unauthorized overnight guests. Maintenance: Tenant is responsible for keeping the home tidy, taking out trash/recycling, and promptly reporting any maintenance issues. Landlord handles routine maintenance and repairs.
