Upon each 12-month lease renewal, each adult occupant 18 years of age and older must submit a Renewal Lease Application and qualify again under all background check provisions of the application. Each applicant must pay a non-refundable application fee of $75.00 upon renewal. d. Background Investigation Criteria: Criminal Investigation: No applicant will be approved for occupancy whose background check reveals any of the following: o A felony conviction at any time involving violence to persons or concerning moral turpitude o Any other felony conviction within the last ten years o Any first-degree misdemeanor convictions within the last seven years o Sexual predator and/or offender status Eviction Investigation: No applicant will be approved for occupancy whose background check reveals an eviction within the last five years.
