If written permission is not obtained in advance for additional residents, Tenant shall be in default of this lease and shall also be charged $100.00 per month for each additional occupant retroactive to the day Tenant started his or her tenancy. Tenant further agrees that premises will not be used for business purposes including but not limited to the business of day care, babysitting, or boarding house. 7. MAILING OR DELIVERY OF RENTS IN THE EVENT LANDLORD ELECTS NOT TO USE AN ESCROW AGENCY: Should Landlord serve Notice to Tenant that an escrow agency shall not be used, checks sent by the mails are to be done so only by certified mail, return receipt requested and shall be sent at the sender's own risk. Rents will be credited as paid only when actually received by Landlord. To avoid the risk of lost checks, you may DELIVER your rent to Landlord, at the office address provided in paragraph 3 of this agreement or at such other address as Landlord may designate from time to time by sending Notice to Tenant. If you would prefer to mail your rent it is recommended it be mailed at least one week early. Remember, if your rent is lost in the mail, it has not been paid. 8. UTILITIES: Tenant is responsible for and shall pay for all utilities including but not limited to: electricity, garbage and refuse collection, water, sewer, pest control, gas, telephone, and cable TV charges incurred during their tenancy and thereafter until they terminate these services. The Tenant will transfer said utilities out of Landlord's name no later than seven (7) days from the commencement date of this lease. Tenant shall send Notice to Landlord including copies of the first utility bill from each provider showing that utilities have been transferred into Tenant's name in accordance with this lease. Upon termination of this agreement, the Tenant shall send Notice providing copies of all final utility bills and proof of payment in full of all said utility bills. Tenant specifically authorizes the Landlord\Agent to charge him for all unpaid amounts as additional rent. Tenant shall not allow electricity or other utilities to be disconnected or discontinued for any reason and by any means (including nonpayment of bill) until the end of the lease term or (if applicable) lease renewal period(s). Failure to pay water or refuse charges, or to correct said delinquencies within a reasonable period of time, will, at Landlord's option, result in the lease termination and eviction. Landlord may, at his option, issue a Turn-Off notice to the utility companies three (3) days after the term of this lease terminates.
