Credit TransUnion is used to evaluate applicant's credit history and ability to pay rent. Applicant may be declined, or additional security deposit may be needed if credit history indicates high risk. Credit Accounts should be current with no pattern of delinquent payments.

Criminal background check is needed of all applicants. If criminal history is found, individualized assessment of applicant's criminal history will be done. Applicant may submit mitigating evidence of good conduct and rehabilitation that occurred since conviction or recent criminal activity.

Is a registered or unregistered sex predator or offender
Has more than (1) animal or has dangerous, aggressive, or vicious animal,
or one perceived to be, like a Pit Bull
Felony conviction(s) including crimes against a person or property,
manufacturing or distribution of a controlled substance, sex-related crimes,
or theft by check or fraudulent check-related offenses
