1. Smoking Prohibited
Tenant and their guests shall not smoke or vape any substance (including but not limited to tobacco, cannabis, or electronic smoking devices) inside the dwelling unit, garage, balconies, hallways, or within ___ feet of the property. Violation of this provision will be considered a material breach of this Lease.
2. No Pets
No pets, animals, or livestock of any kind shall be kept on the premises without the prior written consent of Landlord. This clause is negotiable under certain circumstances prior to signing the lease.
3.Utilities Gas and Electricity
Landlord shall keep the gas and electricity accounts in Landlord's name due to the solar system installed on the property.
Tenant shall be responsible for payment of:
Any charges for electricity usage that exceeds the amount produced/credited by the solar system each billing cycle.
All gas charges billed to the property.
Landlord will provide Tenant with copies of the monthly utility statements showing usage and charges. Tenant shall reimburse Landlord for the excess electricity and all gas charges within ten (10) days of receiving notice or invoice.
Nonpayment of utility reimbursements shall be considered additional rent and a material breach of this Lease.
4. Landscaping
Landlord shall be responsible for landscaping maintenance, including mowing, trimming, watering, and upkeep of exterior plants, shrubs, and lawns. Tenant shall not damage or remove landscaping and shall promptly notify Landlord of any issues requiring attention.
