- The lease will be for one year (12 months).
- A security deposit of $1,650.00 is required, which will be refunded at the end of the lease, provided the house is in the same condition it was initially leased in, with some leeway for natural wear-and-tear.
- Because of the rent special, the first month's rent is free. Only the security deposit (as well as a pet fee if applicable) are required for signing the lease and moving in.
- The monthly rent will be $1,650.00/month.
- Utilities (including internet) must be payed by the tenant, however the security system will be covered by the landlord.
- Payment will be accepted via Venmo, Cash App, or Zelle.
- Rent is (generally) due on the 1st day of each calendar month, however, the due date is negotiable. Any payments paid after the fifth (5th) day will be counted as late. Any late payments will be charged a $50.00 late fee for the first day rent is late (6th day). An additional fee of $10.00 per day will be added for each additional day rent is late, until rent is paid in full.
- If the tenant wishes to breach the lease before the initial period is up, they must give the landlord a 30 days written notice. The tenant must also pay two (2) months of rent ($3,300.00). The security deposit will also not be returned. Failure to do both of these will result in actions taken by the landlord to recoup monetary losses.
Pets:
- A maximum of 2 pets are permitted, provided they meet these qualifications:
 Large dogs (defined as dogs over 50lbs) are not permitted.
 Either two (2) dogs under 50lbs, two (2) cats, or one dog under 50lbs and one cat are permitted.
 Any other types of pets must follow the same specifications as listed above (Eg, one hamster and one cat, or two hamsters are permitted).
 Fish are exempt from pet qualifications (they're allowed; no pet deposit, no pet fee).
- A non-refundable pet deposit of $200.00 will be required.
- There will be a fee of $25.00/month per pet.
- The tenant will be responsible for all maintenance of outdoor landscaping, including trimming the hedges, mowing the lawn, and keeping the flower beds neat and tidy.
- The tenant must also keep the house tidy. Any damages caused by tenant negligence will be paid for by the tenant.
- If there is a break, leak, or malfunction, the tenant must notify the landlord and the landlord will send someone to repair the problem.
- The tenant and landlord must notify each other using a written notice (whether it be using physical letters, e-mail, or text messages) before taking certain kinds of action (Eg, if the tenant wishes to make a structural change to the house, they must receive the landlord's written permission).
- No smoking (cigarettes, marijuana, or any other psychedelics), chewing tobacco, or vaping, inside or outside the house.
- No excessive noise; keep the neighborhood peaceful.
