There is a professional property manager in place, but the tenant placement has been taken over directly by the owner. You will initially be dealing with the owner and his team in order to qualify any new tenants. We are looking to move fast and would like someone in the unit within 2 weeks of initial conversation. The rent is very reasonable considering it is 2 bedrooms, 1 bathroom, a kitchen area, and living room area. There is no washer / dryer however. This particular unit has 2 window ac unit, 1 in the front and 1 in a bedroom (both brand new). The heat is controlled from a centralized heater in the living room. Although not technically central air, the window units keep the unit cool no problem. We are only doing 6 month leases, which turn into month to month. At the end of the 6 months if both parties feel it is a good long term fit, we would resign to a 1 year lease for good tenants. on top of the rent, there is $25/month charge that goes to pay for the required tenant renters insurance. THIS IS OUR PROCESS TO GET THIS UNIT. 1. We do not charge anything up front. We have you fill out an 8 question form, then my admin will contact you to schedule a physical showing of the unit. 2. once we know you want the property, we can perform a background check. This is done through a third party and is around $40. As long as that comes back ok, we are ready to sign the lease. This is the form we are using to gather potential tenants' information. $700/month, there is a $25/month charge that goes to pay for the required tenant renters insurance. $700 security deposit. 6-month lease turns into month-to-month. 1-year lease options are available to good tenants after that.
