GENERAL LEASE TERMS FOR ROOM RENTAL (Business Use)
Brownback and Associates
1. Purpose of Rental
The rented room is to be used strictly for professional or business purposes such as therapy, counseling, coaching, consulting, or administrative office work.
Residential use or overnight stays are strictly prohibited.
2. Monthly Rent
Rent is $________ per month and is due on the 1st day of each month.
A late fee of $________ may apply if payment is not received by the 5th of the month.
Accepted payment methods: cash, check, or other method agreed upon by both parties.
3. Security Deposit
A refundable security deposit of $________ is required at the start of the lease. This deposit will be returned upon move-out, provided no damages or outstanding balances exist.
4. Lease Term
The lease may be:
Month-to-month (with 30 days' written notice required to terminate)

Either party may end the lease early with proper notice or mutual agreement.
5. Use of Common Areas
If available, Tenant may use shared spaces such as waiting areas and restrooms. These areas must be kept clean and used respectfully.
6. Maintenance and Cleanliness
Tenant is expected to keep their room clean, orderly, and free from clutter or hazards. No permanent changes may be made to the space without written permission from the Landlord.
7. Utilities and Services
Utilities (electric, heating/cooling, water) are included in rent.
Tenant is responsible for their own phone/internet service unless otherwise agreed.
8. Noise and Conduct
Tenant must conduct business quietly and professionally. No disruptive noise, behavior, or illegal activities will be tolerated.
9. Liability
Brownback and Associates is not responsible for lost, stolen, or damaged personal property. Tenant assumes full responsibility for their belongings and any damages caused by them or their clients.
10. Tobacco, Alcohol, and Substances
Smoking, vaping, alcohol consumption, and illegal substances are not permitted anywhere on the premises.
