Lease Terms Lease Duration: 12-month minimum lease required. Option to renew subject to satisfactory tenant history and written agreement. Monthly Rent: $2000/month, due on the 1st of each month. Late fee of $75 applies after a 5-day grace period. Security Deposit: $2000 due at lease signing. Deposit will be held in accordance with Pennsylvania landlord-tenant law. Deductions may be made for damages beyond normal wear and tear, unpaid rent, or lease violations. Utilities & Services: Tenant is responsible for: Electric Gas Water Lawn Care & Snow Removal: Tenant is responsible for routine lawn maintenance, including mowing, weeding, and leaf cleanup. Tenant is also responsible for snow removal from walkways, driveways, and sidewalks in compliance with local ordinances. Pet Policy: Small pets (under 35 lbs) allowed upon landlord approval. Maximum 2 pets. Non-refundable pet fee: $500 per pet No aggressive breeds permitted. Pets must be leashed outdoors and waste must be promptly disposed of. Smoking & Drug Use: Strictly no smoking of any kind (including e-cigarettes and marijuana) inside the property. Violation will result in immediate termination of lease and forfeiture of security deposit. Parking: Garage fits 1 vehicle and private driveway fits up to 1 vehicle. Street parking is permitted in designated guest parking spots. No RVs, boats, or commercial vehicles allowed without written permission. Occupancy Limits: Maximum occupancy of 4 persons. All adult occupants must be listed on the lease and undergo background screening. Renter's Insurance: Required. Tenant must provide proof of active renter's insurance with minimum $100,000 liability coverage before move-in and maintain coverage throughout the lease. Maintenance & Repairs: Tenant must report all maintenance issues promptly. Tenant is responsible for minor upkeep (e.g., light bulbs, air filters, clogged drains not due to system failure) which is less than $500. Damage caused by tenant negligence will be billed to the tenant. Alterations: No painting, remodeling, or installations (including satellite dishes or wall-mounted TVs) without prior written approval from the landlord. Entry & Inspections: Landlord reserves the right to enter the premises with at least 24 hours' notice for inspections, maintenance, or showings, except in emergencies.
