Screening Criteria: Required Documentation: Valid government-issued photo ID (e.g., driver's license, passport). Proof of income (e.g., pay stubs, tax returns, bank statements). Rental history for past 24 months. No evictions, unlawful detainer findings, judgments of possession, writs of possession, default judgments, dismissed cases, open bankruptcies or judgments. Applicants will be contacted by phone or email regarding the status of their application. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum 24 months. It is required that the applicant provide a copy of their most recent pay-stub and reference to verify steady employment. Self-employed persons should provide bank statements for the last 3 months and signed tax returns for the last 1 - 2 years to show predictable income. All income sources will be considered. We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. 1 dog allowed (max weight: 40 lbs). Dog must be spayed/neutered and vaccinated. Pet deposit 25% of one month's rent. Service/emotional support animals require documentation from a medical professional. Rental Insurance required with minimum liability coverage of $100,000. Must list rental home address as insured location. Smoke-Free. No smoking in home. Appeals must be submitted within 14 days of denial with supporting documentation. Tenant is responsible: regular lawn mowing (bi-weekly during growing season).
