No other screenings will be accepted. Move-in costs include: First and last month's rent Security deposit of one month's rent. (The security deposit and last month's rent may be pro-rated over a maximum of six months, if necessary.) We require renter's insurance. Application Requirements: Rental applications will be accepted only after all potential renters in your party have completed a walk through of the property. For out-of-state applicants, a virtual tour may be arranged. Please be on time for your showing appointment. Late arrivals may be removed from consideration. For each occupant over 18 years of age, we require applications to be fully completed, with no misstatements or material omissions. Applications will be processed only after we have received completed applications from all members of your rental group. Government-issued picture ID is required for all adult applicants over 18 years of age. Your pet is potentially welcome for an additional monthly fee. Pet(s) must have a written reference from a previous landlord(s) or other qualified party. A photo of the pet(s) must be included with the rental application submission. Credit History Requirements: Applicants with credit scores under 720 may be denied. Applicants must have a positive credit history with: No Unlawful Detainer action or eviction history No rental related collections Non-rental related collections totaling over $250 may be grounds for denial No excessive debt which may impact the ability to pay rent More than 15% of derogatory accounts may be grounds for denial Student and medical debt are excluded from the above credit requirements. Income Requirements: All applicants must have a verifiable source of funds. Monthly household gross income should be equal to or greater than (3) three times the monthly rent. If a guarantor/co-signer is required, their income must be 5 times the tenant rental amount (guarantor must submit an application and be screened, as well). Employment: Submit a copy of two consecutive recent paycheck stubs, or an offer of employment letter, if applicable. If applicant has income other than from current employment, all legal, verifiable sources of income are considered. Self-Employment: The last 3 months of bank statement (all pages). The last two years of signed tax returns. Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, of leaving prior properties in good condition, and of not having a pattern of complaints by neighbors. We require: Two verifiable positive landlord references from the last 5 years If applicant owned his/her/their immediate prior residence, we require that their mortgage history be verified through the credit report or other documentation of home ownership.
