Stunning views of Pikes Peak and the Air Force Academy from the three decks (and from the kitchen, great room, office or basement suite). Solar panels, private well and septic offset most utility bills. Upgraded bathrooms will pamper you (two glass-walled showers with textured walls, each spa-sized rather than single-person). Refinished hardwood floors, outdoor hot tub, lock-off walkout 2-bedroom basement suite with wet bar, gas fireplaces in great room and basement suite (both with rock work to the ceiling), gracious 3-car garage (that currently holds my three cars plus a kayak plus tool cabinets plus bikes plus mower plus snowblower plus garbage and recycling plus... with plenty of room to spare). We have landscaped part of the lot with aspens and flowering shrubs but otherwise left it to the 50-foot Ponderosa pine trees... then nestled a play structure with swings and slide, and built a treehouse with zipline for the kids (and you can watch it all from the enormous main deck, or from spacious decks off of two different bedrooms). Neighbors are close enough to visit, but not close enough to hear unless you wish to. Our kids went to the local public schools and flourished... they are now all in their top-choice colleges (Ivy League or similar). In short, this property is epic. I'm not selling, but have to move for work for a few years so you could have a multi-year lease if you wish.
Previous tenant stayed for 3 years and I am taking a moment after their departure to fix a few minor things. But should all be ready to rent August 31, and view as early as August 15 if you wish.
Happy to rent for multiple years if that is desired (to keep kids comfortable, but for us adults too).
Pets are very welcome, just be thoughtful of the hardwood floors. There's an invisible fence around the property that also protects the flowering bushes. Feel free to use that if you wish.
No smoking (of anything) inside. Never has been, and we aren't starting now.
Utilities can be really modest... we usually pay roughly one month's electric bill per year ($100) because the solar panels feed power back into the grid as credit toward cloudy days. Obviously, precise usage fees depend on your own usage. Water is completely free as long as we don't abuse irrigation guidelines (less than 2000 square feet of plantings). In-ground irrigation is set to cover 7 zones including trees, grass and bushes. Septic tank is double-sized and shouldn't require any maintenance for 4 more years (and no sewage fees). Trash and recycling collection is privately contracted but is quite affordable ($25/month). There is a satellite dish for TV reception and cable internet to the house but those optional contracts, and all utility fees, are tenant responsibility.
HOA requires that all overnight vehicles be parked inside or on the street overnight.
Property is provided "as is", so tenant assumes responsibility/liability for use of the house, treehouse, zipline, play structure and wooded property. We removed the ladder to the zipline to ensure that the tenant consciously assumes that responsibility in providing access. We require that you obtain a renters insurance policy that covers you appropriately.
Similarly, there are a few missing/broken elements in the house that the landlord does not intend to repair. Those include but aren't limited to: broken hydrostatic valves on the furnace for humidity regulation, occasional marks on the stucco and windows, birds' nests under the eaves, weathering of the outdoor wooden structures including decks and bridge and stairs, and the clogged water dispenser in the fridge. We don't mind if tenants wish to tackle those projects for their own enjoyment, but we aren't interested in upgrading the property from its current status. Naturally, we will maintain and repair reasonable deterioration during the tenant's occupancy.
There is no washer or dryer (although there is space for them and outlets for immediate connection). We could talk about cost-sharing machines if they are to be left behind after the tenancy.
